sparky, have you built a summer house or a houseboat?? Not at all sure from what you've written??
It feels like a houseboat there are 6 tubes of waterproof sealant in all the joints & joists, hopefully when it rains DW and I will be able to watch the rain outside without any dripping on our heads.SPARKY!!
