advice needed urgently

    So i can actually tell her she can not inspect the property,i thought you had to let them in if given 24hours

    No. You are supposed to let them in with 24 hours written notice (or if you have pre-agreed somehow, perhaps in the contract, although such agreement can be withdrawn at any time) for reasonable inspections.

    However, they cannot enforce entry unless they have a court order or there is a genuine emergency (fire, flood, gas leak).

    Should they go down the court order route (which would be long after you have left in any case) you would have a reasonable, IMO, grounds for refusing the inspection, it being unreasonable and being conducted for the purpose of harrassment rather than than an actual inspection. You might still get a court order for an inspection made, but the LL might not get their costs awarded.

    we changed the locks when we move here thank god.

    ive just spoke to shelter,they advised to put nothing in writing,and if harrassement accurrs to ring the police,they have also give me a number to the tenancy relations officer too.

    i hate stopping here but have no choice for now

    all your advice has been appreciated as we as a family has suffered so much,my kids have been troopers as the place is not good but had to take it as we were deperate.thanks once again

    she didnt turn up,im furious,i rang and the excuse was her time was showing wrong arrrrr

    had all this when i was messed about with repairs

    arrangements in place for next week to inspect,im tempted now to cancel half hour before shes due to come,so the question is can i do this?

    Don't start playing games, however tempted you might be. It might just backfire on you in further ways you'd rather not have.

    im very fortunate to say i recieved a phone call from the council to say i was successful on a property i bid on last week

    off to view it tomorrow my months and months of a nightmare is over
