Mortgage Refusal Minor CCj

Options
Myself and my partner have recently had a mortgage offer refused due to a CCJ that i was unaware of against my name in reference to an unpaid private parking ticket.

After scouring the internet when i first got the parking ticket, i gathered enough information to basically ignore it and the private parking company would go away and the would stop pursuing me.

Now upon applying for the mortgage i have found out about the CCJ and its potentially threatening to ruin our future!

Is there anything at all that can be done to correct this? I have since paid the outstanding CCJ to satisfy it.

Any help would be massively appreciated!

Ignoring the threatened action has cost you dearly. There's no recourse now. A harsh lesson learnt I'm afraid to say.

    When was the CCJ issued?

This is not necessarily the end of the road, will require more information though..

Purchase price and loan amount will do for now...

I personally hate these private firms as I got done for about £300 a couple of years ago...

Hi there, Firstly thanks for replying to the thread.

The purchase price is £146'500, we are also putting 10% down too as a deposit. So the loan amount would be £131850.

The CCJ was issued around December/January time i think(2011), i moved out of my old house which i had a mortgage for 7 years in Febuary this year so i may have missed some mail confirming the CCJ.

Never missed a single payment in all them years and have a credit rating of 964.

The most annoying thing is that i've never had any credit problems all my life, and one stupid decision to ignore a private car parking fine has possibly ruined our future. (kicking myself)

This is going to be hard work, not impossible but hard work. The CCJ is within a year and with a 10% deposit the criteria is harder.

Whose name was on the parking fine/ccj as am not clear.

What income does the non CCJ one of you have?

The court would have expected you to redirect your mail so there's no excuse.

A thorough procedure would have been followed in attempting to collect the debt in order for the judge to grant the CCJ.

Sorry, it was my name on the parking fine/ccj.

My partner earns around £18k so dont think this will help either?

I take it that a 10% deposit isnt going to help matters either then.

    Very true.

The one thing i don't understand is that the advice posted on other threads in relation to the private parking fines. People have posted that they have ignored threatening letters/fines from the said company and nothing has ever come of it, including a letter with a court summons/ccj?

I am searching for something positive and I do not know enough as to challenge the legitimacy of the parking fine.

OH income does not stack up for one income. Lots of other variables here, but no-one else who could go on mortgage like mother, father, brother, sister?

Thanks again for taking the time out to help me with this.

My partners salary is around £18k and i earn around £27k + bonuses.

There is a possibility of her father going on the mortgage is all else fails but i dont know where this would put myself say lost my job, as far as income protection/mortgage protection goes.

It would put you in the same place as if that happened anyway, to be honest.

You can insure yourself against this to be honest, the bigger issue would be his age as interest only mortgages are almost impossible to get and therefore there is age restrictions and affordability issues on term and repayment mortgage..

As time goes on, given the expected value of CCJ the impact will be minimised although will affect you for the 6 years...

You will still have a fair chance to remortgage back on in 2 years, given some good credit behaviours in this time...
