How much would this cost to renovate? (FTB needs your knowledge)

Hi guys,
Okay, I have booked in to see 3 properties on Saturday and this is one of them. Not sure why but I have got it into my head that I could actually take this on as a project...
It is a sale to tender but there is a price of £220,000 mentioned on a site for it. Not sure if that means that is the price they are looking people to go over. I hope not!
I would like to know how much YOU think it would cost to refurbish / renovate this property. I just want to make sure that it could actually be do-able on the budget I have.
Thanking you all in advance

It's a bit of a 'how long is a piece of string' question, surely. Depends what you want to do and the level you want to take things to. So, for example, the price of a new bathroom would vary by several thousand depending on what you went for, how you had it fitted etc.0

One person is happy with diy kitchen from B&Q but others merrily spend £20,000 on one....same with bathroom, decorations....0 -
even when a builder visits, it will take them up to a week to work a cost out on a largish job. most of us on here will do more harm than good I fear

Very very ballpark.
Will probably need a total rewire - say £5k
Most likely you will want to put in central heating in if its on mains gas - say another £5k.
New kitchen - £5-£10k
New bathroom - £3-£5k.
That's the easy bit - extension probably £15k ish, tidying up the exterior budget for around £2k unless they find anything structurally horrible.
Presumably you can decorate yourself once the basics are done, but carpets or flooring won't be cheap for a whole house makeover - £500 per room minimum for anything decent.
I have to say those tiles on the lounge and kitchen ceiling look ominous to me. In that age house, they could contain asbestos, and I would personally want them tested before I committed to a purchase. They might just be polystyrene and later additions but if you end up having to pay for specialist asbestos removal that won't be cheap. Lack of upstairs photos is a bit worrying as well.Adventure before Dementia!0 -
Thank you for that very useful post. TBH I wouldn't have thought about the tiles and absestos so now you have mentioned it I have it noted. Also, do you know if this is the sort of thing that would get picked up in the full indepth survey, should I go ahead and bid / be succesful?DEBT FREE AND LOVING LIFE0

Probably a good idea to do some research and find out what similar properties have sold for in this area, then you can calculate what is reasonable based on the amount of work needed on this one. Doer uppers are not always the bargains they first appear once you do your sums!
Are you intending to stay or do it up and move on? If the latter there will be a second lot of moving costs.
Take binoculars and have a good look at the roof when you view and the tiles under the tall window at the top, front of the house appear to be loose.
Don't forget to allow for extra costs which always crop up when work is being done, say 10 - 20%
Looks like the property is in a lovely spot though. It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
