You have had some very useful comments about the ghastly photos and clutter....to me this comes across as "are the owners really interested in selling?"
I would also like to see the compass bearing and size of the garden, where does the boundary end, at the fence shown or beyond, who owns the oversize leylandii. What is the size of the garage, does it have electricity. I would be concerned about what appears to be a roof extension next door...have building regs been complied with.
Price is usually the reason for few viewings, have you reseached prices sold on this road and within half a mile.0 -
Better angle to avoid the bush on the front - or cut it down!
Definately remove cat litter tray, bowls and counter top clutter from the kitchen.
Remove the clutter/clothing piles in the bedroom.
Remove the table in the garden, unless you have the chairs to go with it, as it looks a little odd stuck there on its own!
Photos all look a bit "washed out" - take them again with better exposure as although (apart from the clutter) rooms seem nicely presented, the photos don't show them well.
Infact the photos all look a bit "autumnal", so a fresh set with some spring sunshine would be a lot better.0 -
Reasonable on price? Give me a break.
The house next door (no 85) sold for £120k last year. These houses were barely achieving £150k at the peak of the bubble around 2007. In fact, the only one to break the £150k barrier was number 89 and that has had a first floor added.
The asking price is deluded.

I would also recommend having photos of all the rooms. I assume the worst if I can't see what they look like and so few would put me off viewing.0

They need to get the picture retaken, by someone competent
Most of the issues aren't photographic issues, anything to do with the photographer or the equipment they used.
Get the house itself sorted (the owner's responsibility, not the agent's or the photographer's), take the photos on a reasonably clear day, and anyone - I mean anyone - with a sub-£100 digi camera can get a house looking good.....0 -

Your comparing a 25 year old private with an 80 year old ex council at the end there.
The two that are the same price (give or take) are from the same development, but are half the size.

It's not for the agent to tidy and declutter your home for you. That's your responsibility.
True, but I fail to see why a good agent shouldn't dispense a few words of advice to the owner about moving things that would only take a few seconds to shift out of the way prior to taking the photos - the classic example here being the cat litter tray.
I'm not talking about extensive advice on feng shui or interior decor, just blindingly obvious advice that should really be part of the service.
You may think a photo of a cat litter tray is a bad advert for the owner, but I think it's a bad advert for the agent. If I was going to sell in that area and was in the process of choosing an agent, I'd be shocked by the amateurishness of any agent who publised a photo like that.0 -
Think most of what I think has been said already!
Declutter - get the cat bowls and litter out of the kitchen! Is that a cat bowl on the draining board and also under the telly as well? Are there cat bowls etc. all over the house? If so then they need to be moved. I'm not a great lover of cats and I know that there are others that feel the same - litter in the kitchen and cat carriers in the bedroom is not inviting and as for the thought of kitties that have just used the litter in the kitchen may now be jumping on the surfaces....._pale_
The bedroom looks very cluttered and it makes the room look very small - the screen hints at even more clutter lurking beyond. The clothes need to be put away. The way the bedroom is presented makes it look like there is not enough room to store anything.
Agree that there should be a clean and clutter free picture of the bathroom. Lack of picture makes me concerned that the bathroom is in a very unkept state and would need replacing.
As mentioned, facia and garage door would look better with a lick of paint and some colour in the front would be nice - just a couple of pots with spring colour in them.
the back garden looks very small and the table draws your eye to the end of the garden, making you notice the boundry - I would get another shot of the garden now that everything is coming into leaf, it will look more welcoming. Again, a couple of plant pots with some colour will also help.
Hope I've not offended - hope the house sells and you get the monies owed

Looking past the poor quality of the photo's and the inside though, if it was priced competitively some people would look past the inside and see it as a project.
One viewing to me even with the other stuff, still screams the price is wrong.
If its a split situation and owe you money im guessing that an over inflated price is trying to be acheived so they can walk away with money after they have paid you.0
