    I would put a picture of the bathroom - not having one makes me think that it needs replacing. Not having a loo upstairs will be offputting for most people.
    I would also like to see what view you have from the living room.

    pictures of cat litter tray which may put people off who are not cat lovers plus is not the main feature of your kitchen even though picture makes it seem it is and bedroom very cluttered making it seem smaller than what it is

    The photos themselves are very light or over exposed and seem to have reflections of the sun which don't show rooms to best advantage

    I would get the ea to redo the pictures ASAP plus No pictures of conservatory -is there a reason for this and 5 pictures overall is not a lot most have around 8-10 pictures

    OP, this is my honest opinion and not meant to offend, but will probably be the opinion of many that are overlooking it.

    1. The property does not have much kerb appeal.
    2. The agents photo's are awful, not in focus at all, looks like they used a cheap £50 camera.
    3. You could do with a de-clutter, and lift up things like cat bowl.
    4. Get new photos taken on a nicer day, pure blue skies down here in the south at moment.

    5. Last house that sold near peak of market went for £105,000. Not great comparable as different types of house but still a comparable. Yours is bigger but is it £50,000 worth bigger.

    Oh, dear.....

    Have you ANY idea how many people will be physically repulsed by the sight of a cat litter tray IN THE KITCHEN? In the place where you prepare your food?

    Assuming the bedroom pictured to be the best of the three, I'm horrified at what might be waiting in the second and third. That looks like a carrying basket for the cat(s) in the foreground, and I shudder to think what you've piled up behind the wooden screens.

    Honestly, have you made ANY effort to prepare your home for presentation to the general public?

    I dont want to see rude but the pictures of the kitchen and bedroom give me a feeling of clutter/mess. Cat bowls out, (could put off people from viewing who hate cats) on the side and the bedroom should be clothing free, simple amendments and you would be able to show your property off in a better light.

    Getting rid of the cat litter tray for photos and viewings is essential (just my opinion).

    Plus, a big declutter. There should be no 'things' anywhere. Floors should be clear. Surfaces should only contain the minimum of necessaries.

    Photos of your property will be the very first thing that potential viewers will look a,t so think 'show home' with a few homely touches. (Flowers, pictures) Viewers are not interested in seeing your belongings.

    I agree that your pictures need retaking so have a good 'clear out', tidy up. storing things in loft/garage etc and then ask for the pictures to be retaken.

    To maximise the 'front' of the house I would personally paint the garage door as it makes the house appear 'uncared for'.

    Be prepared for some detailed criticism from everyone! Bear in mind that we are all trying to help and get you more viewers.

    How long has it been on the market? Did you research prices of previously sold similar houses near you before you decided on a price? I am sure others will comment on the price.

    The fence and garage door look shabby and uncared for.

    Is that the agent's laptop on the table in the lounge?

    Kitchen has too much clutter, even the area outside on the patio is cluttered....

    The bedroom has clutter everywhere, on the top of the wardrobe, the gown over the handle, stuff overflowing from behind the screens, on the unit to the right, and the cat basket.

    The lawn looks uncared for (you couldn't have swept up the leaves?) and the agent has used flash for the photo, which has overlit the branches in comparison to the remainder of the shot.

    It's not for the agent to tidy and declutter your home for you. That's your responsibility.

    Did you take the photos yourself? They are truly bad. Looking at the outside of your house from the road, is the main feature the hedge? If not, why is it in the middle of the picture?

    Like just about everyone else has said, the house looks very messy. Did the EA catch you unawares when he came to take the pictures? If not, why didn't you put stuff away for the photos? You're not really helping yourself sell the house by having cat's food and toilet facilities on show.

    I take it there's no bath? Not much you can do about that now, but it would be a big minus to a lot of people.

    The 'design' of the fireplace in the lounge would appeal to, perhaps, elderly people, so you're cutting down your potential market straight away. Again, not much you can do, but perhaps it shouldn't be so prominent in the photos?

    What I think you need to do is, have a clear out and get rid of all the clutter. Get the photos retaken on a better day. Put the cat's toilet stuff away when the photos are being taken. Brighten up the garden, buy some colourful plants in pots. Do something with that white table in the garden. What's it doing there?

    If it's been on the market for over a couple of months now and only one viewing then the price is too high. I'd reduce the price and re-market. Your EA should be advising this really, but you have to make an effort yourself.

    Not my house......
    Its my inlaws house, they're breaking up and owe me a substantial sum, they cant pay until they sell, I'd like to hurry them along. Want to get some other input before I make a list of polite demands.

    So
    They need to get the picture retaken, by someone competant
    They need pictures of the bathroom, conservatory, all bedrooms and the views.
    They need to tidy the ****ing house before the estate agent comes to take said photos.

    To be honest I think they are being pretty reasonable on the price, I'd buy it if I could raise the deposit, but since they owe me most of my spare cash, I cant.
    Others for sale in the area are more like £250k (they wont sell, but thats what they are on the market for).

    Have I missed anything?
  • As everyone has said - remove the many pet bowls :) (the one on the kitchen work surface would be a bug turn off for me).

    The first photo is a bit dominated by the bush right in the middle of the shot so needs a better angle.

    Easy to get to the fascia board with being a bungalow - may look better painted black?

    The white fence and garage door need painting or at least cleaning.

    Major de-clutter needing in that bedroom as it looks like you wood have to squeeze around the bed.
