"Lease Problems" - Lots of Flats up for Sale

Hi Everyone.

So there's a number of flats in the same area all up for sale - which obviously shouts problems.

I phoned up to ask about viewing a couple of them, and they have said there are "lease problems".

These flats were built in 2008.

What could these problems be? (I know not much information but not sure what else I could add to help figure out what these problems could be!)

  • Most obvious is that the freeholder company that built them has gone into liquidation/been dissolved so there is nobody to maintain/insure the block.

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

    Yes I am viewing 3 of the 5 available flats on Saturday morning so I will interrogate then.

    If it does come down that the freeholder company had gone bust - are the residents able to purchase the lease and set it to share of freehold?

    Less sarcasm, more suggestions. Or just don't post.

    Yes unfortunately the agents are Connells, to which I haven't heard good things. I will be asking on Saturday as I think I will get more information about of them in person ;)

    if there are 5 flats up for sale then unless its a huge block something has either gone badly wrong or some people are seriously annoyed.

    my instinct says 2 things:

    1. the freeholder is playing silly games
    2. run away. now. fast. either that or use it as experience. a flat in a block with lease issues and an estate agent that you say has a bad reputation to me says its time to put trainers on and start running

    I would be asking exactly what the problems are before I even viewed the property. If they are unwilling to give the information before the viewing then I wouldn't waste my time.

    5 flats in the same development all up for sale screams that the service charges are being hiked up to an unacceptable level....but only the agent would be able to tell me that!

    Just an after thought....the building doesn't have structural problems does it?
