    The silly thing is, IF it's on Rightmove then why does it matter?

    It's impossible to help someone who can't/won't give any information about the property.

    To me South Manchester is Didsbury, Withington, Fallowfield etc. Not Monton, that comes under Greater Manchester.

    Agree - but they did say they were reluctant to.

    Also, don't know if prospective buyers will google the link, or if EAs have google alerts set up for every link. Might not want to lead people to discussions on the house.

    Not knowing the price, whether it is a large detached in spacious grounds, a multifloor inner terrace or something in between makes it difficult to give advice.

    However, is it in an area and of a type suitable as a guest house? Is it suitable for conversion to flats or into 2 houes? Would it be suitable for uses, e.g. offices or could be extended and converted to care home?
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Thanks for everyone's messages.

    As hazyjo said, I don't want prospective purchasers to google it and find we're struggling to sell - I doubt it gives the best impression.

    To be honest, my mum isn't desperate to sell and will happily stay there forever, it's just that she could do with something easier to clean and heat!

    I appreciate that limited details means limited advice. It is detached, has two front doors and two door numbers and was split into bedsits in the late 60s when it was something of a commune prior to becoming a squat.

    We put it in the market 7 years ago and it "sold" three times - once to a multi-generational family but they needed to move in quickly and we couldn't accommodate their timescales, once to a financal services firm who couldn't get planning permission and once to a family with teenage kids who each wanted a mini-flat (one in the cellar, one on the top-floor etc...) but they couldn't get a buyer for theirs. We then had to take it off the market due to family illness.

    So it is "sellable" in theory...

    I don't mind pming the details if someone genuinely thinks they can help...

    OP, i would actually have a meeting with the agent as they will know best why it hasn't sold.

    They can then put a plan of action in place, ie reduce price, extra marketing etc.

    If the agent aren't doing the business then check your contract, dump them and get the right agent on board.

    Every property sells for a price.
