Three (3) Anytime Upgrade Deal

Hi,
I am about to run to the end of my 18 month contract with Three UK in May. I have been with them for 4 years now and I find in my area their service and coverage is excellent.
They have also always offered me good upgrade deals.
So I was speaking to them today and they offered to void my existing contract straight away and put me on a 'Anytime upgrade SIM only contract' with a minimum term of 12 months and discount my line rental by a significant amount.
What they said was "I can upgrade anytime and choose a phone and move to a new contract and I will be given the same deal (available at the time) as if I were upgrading at end of contract for existing customers"
This sounds good as presently they do not have the phone/price I need. However I doubt they will give me a good upgrade if I switch to this deal as I am tied to an additional minimum term of 12 months.
Can someone who has been offered this in the past, or someone from three on these forms give helpful advice if this is a genuine deal or just a trick to lock me in?

Either upgrade through a third party or stick to a short-term sim-only contract.0
