Have you checked your copy of the lease? If the only relevant part is the sentence that you've quoted then it doesn't sound like you're allowed to store those items in there. You should have been given a copy of the lease before you exchanged and it was your responsibility to check that you were happy with it's terms at that point.

Having said that, I can't understand why they wouldn't want to you keep a lawn mower in your garage. Do you have an on-going dispute with your neighbour so they're doing this to annoy you or something?

No issues or disputes at all. Don't really know them except to say hi. Persimmon and solicitor have been rubbish really about explaining things. We dont have a copy they are still with the solicitor. We have had all confirmation that the garage is now in our name and stuff though. It just seems totally unreasonable. :-(

I'm not surprised that they've been rubbish at explaining things - that's just extra work for them and you might ask awkward questions if you knew what was happening. I learnt much more from sites like this than from my solicitor.

I'm very surprised that you've never seen a copy of your lease though. It could contain all sorts of clauses and you need to make sure you're happy with them. You also need to know when it expires as that will affect its value (lease extensions get more expensive if the lease has less than 80 years remaining). I'd double check the paperwork you received from your solicitor, because they really should have sent you the lease prior to exchange.

Dealing with the actual problem though, I'd try to get to know your neighbours better and see if you can find out what it is they object to. Perhaps the noise of the garage door being opened is disturbing them? If you understand the problem then you might be able to come to a solution that works for both of you (e.g. we won't open the garage overnight).
