Good job a tenant can't do that! A tenant cannot obstruct a landlord from entering HIS property. If he does - he will be taken to COURT - and slung out.
By the way, you can't be charged with criminal damge TO PROPERTY THAT BELONGS TO YOU. A tenant merely rents - a landlord owns.
A tenant rents, and in return for that rent money, the landlord gives up many rights to their property until the legal contract between both parties ends.
During a tenancy, if the tenant tells the landlord they do not give them permission to enter their home, then by "Right to Quiet Enjoyment", the landlord legally cannot gain entry without permission. If a LL doesn't want to give up immediate access rights, then they shouldn't be letting their property out.
Furthermore, you may notice Artful only said criminal charge, not criminal damage. Such charges include harassment, and breaking and entering.If it rains, it rains.

Seeing this pop up to the top of the board again reminds me to thank everybody for their responses. I decided to leave well enough alone and not say anything.
One reason for my nervousness which I didn't mention because it's not directly relevant is because I was recently accused of having had an accident with another vehicle and then leaving the scene. There's no relevant damage to my car and I have no memory whatsoever of any incident nor do others who were in the car at the time however it does leave me nervous about things to do with the car. Incidentally I would think this an irrational response if I wasn't experiencing it myself so if you think it silly I do understand. It's just that when you're hit out of nowhere with quite a serious accusation it leaves you a little distrustful of the world - at least for a while.
P.S. Thank to artful for the other advice. I've seen you post it before and I think that it's good advice and useful to know. In our case though we're happy to work with the landlord for the moment. We want to stay in the house until we have bought a place, they want to have the minimum amount of time between us leaving and them selling. We've agreed to work towards that end. Whether we both stick to it is something that only time will tell but I'm grateful for the knowledge of where I will stand should our good intentions fail to prevail.0 -
Breadline, if this many people are telling you that a landlord cannot enter their property without the tenants permission don't you think you should do some research rather than continue to insist you are right?
I'm a landlord and if my tenant explicitly refused permission for me to enter then I wouldn't be able to legally. It is the tenants home while they live there, even if they stop paying rent. A landlord would need to go to court to enforce their right to enter, for example to do repairs.Don't listen to me, I'm no expert!0 -

I did actually say somewhere that a landlord would be able to gain entry by taking legal action, I never said they could break the door down. The point I was trying to make was, if a landlord has kindly agreed to let his property to a tenant and then decides to sell that property, after giving his tenant reasonable notice to leave when is contract ends don't you think the tenant would be UNREASONABLE , AWKWARD and a NUISANCE if he started REFUSING people to look around at an arranged time; being generally AWKWARD; and STOPPED paying his rent too?!:(0 -

The renting of a property is a pure business transaction. Kindness does not often enter into that sort of relationship. Also, following on from your comment you could also say the tenant has kindly rented the property from the landlord, again not a comment or suggestion I've ever seen before.
The truth is you hope that a good relationship develops but that relies on trust/communication. My last experience of renting was horrendous when the LL, despite being told we would allow viewing but wanted notice, started showing people in when he felt like it without giving us any notice at all. The only reasonwe found out that this was going on was when we had a message complaining that the house was notas tidy as he wanted it!!0 -

Well at least the days of LL's are behind you now! You've obviously got on the market ladder now, so you won't have nasty landlords reuqesting you open the door to viewers anymore,:p
SOME tenants resent the fact they pay their landlord's mortgage, and get really annoyed when they're given notice to leave. So what they do is try to be as awkward as they can by trying to prevent viewings.
