  • Big thank you for all the help and advise folks :-)

Been reading more on here and alot of people seem to talk about the Halifax an awful lot when it comes to adverse cred history?

I worry with them over the cred check though as my experian is good now my equifax is fair and callcredit is poor so would that give me a chance in anyoes past experience?

Well the good news is that experian is the one that is most used by lenders :o

You seem to be asking questions that has already been given here. If you want us to tell you if this bank or that bank will accept you then you are in for a long wait. Nobody here can tell you that because giving you a mortgage depends on a lot of factors and not just a clean credit file. Now since your equifax is fair and the fact that the ccj is recorded there then you have a fat chance of being accepted.

Halifax do search both experian and equifax. Now they can agree to give you a mortgage but only to withdraw it at a later stage when their underwriting team carry out a final check.

The link is posted before will help you figure out what lenders use on experian. My advice to you if you are hell bent on getting a mortgage now rather than wait for your ccj to drop off then you have much better chance of getting a mortgage from lenders who only search experian.

Try and avoid too many searches as they will stay on your credit file for a whole year. Lenders will stay away from you if you carry out too many applications in a short space of time. Good luck
  • ok maybe should have asked in a different way.. I only asked about Halifax as some people on here seemed to imply on threads that Halifax are better for people with ccjs..

I was confused as to how they would score my credit being that i have 3 very different scores.

I also asked about them as i know they will detect my ccj from what people wrote earlier and would they be more kinder towards me..

I was NOT looking for a yes or no from here for a mortgage mearly an opinion on their leniency towards lending with adverse credit.

Sorry if i may have worded it badly,,

Don't worry we are here to help one another. No lender will take kindly on ccj. A ccj still showing on your file means a definite no. Now lenders are likely to run a check on one for approving you a mortgage and later on another file during the process possibly by their underwriting team.

Why don't you carrying on renting if you are struggling to get a mortgage now then you can continue saving and by the time your credit files is fine you would have saved enough to put down a bigger deposit.

The first 7 years of mortgage repayments is mostly paying the interest and very little come off the capital you have borrowed. So sometime it's cheaper to rent until you can afford to put down a bigger deposit

    This is incorrect.

A Court Court Judgement can be settled in installments over an extended period of time. Depending on what the debtor can afford to pay.

So a lender will continue to record the account as being in default until such time as the account is settled.

Individual lenders will maintain records of CCJ's that are never satisfactorily settled.

I posted the same link earlier, but it wasn't well received. From those that know the workings of lenders underwriting mechanisms.
