I've found one silver lining though - ish. At least the early repayment charge on this mortgage will keep going down if we're here for another month! (Also have higher chance of having cash to hand for things like oil - which they'll also need to have filled if things are delayed, and other bits and pieces, although this will all likely be outweighed by a massive stamp duty bill and solicitors fees....Mortgage free 16/06/2023! £132,500 cleared in 11 years, 3 months and 7 days

Thanks Chiglepig - sympathy is much appreciated. And yes, totally why can't people do things properly? And how do they get off thinking that can get away with it with lawyers involved?
I've cancelled the survey (which, it turns out, was tomorrow, instead of Monday). They'll keep £100 (out of £1400), and if we rebook this will be taken off the price. Seems sensible at the moment.
Am asking complicated questions of my solicitor - why can't they speak plain English? Really feel like we need some grown up help at the moment
I really don't know how I feel about buying the property if we can't let the let (sorry, being deliberately vague for anonymity). I think DH would go for it, but I was a) expecting/needing the income and b) needing the project too. It just feels stupidly big for the two of us....

Talking to your neighbour sounds good - and as for ploughing ahead anyway, as you think your OH might go for - not with a planning dispute, I don't think! I don't know whether a decision against you would mean that for now you can't let it out - or whether you'd be forced to knock it down

Sorry to hear about all the house move stress MV. It's never easy is it.
On the holiday let, you could speak to the Planning Department of the relevant Council and ask what the chances are of getting a change of use approved. Dependent on the local development plan they might be receptive to a change of use if it supports local tourism. Is letting specifically disallowed in the planning permission? Are you allowed a tenant?
Could you use some of the rooms in the house itself to B&B? It used to be that if your B&B was your primary family home and you had no more than six paying guests at any one time, you were fine, although some authorities said that if 50% or more of the building was used by guests, then a change of use should be sought. I'm not sure if this is still the case. Do the current owners have the relevant permissions to run a B&B?
It's a set back but there still might be a way of making things work. Give yourself a little while to think it over.

Of course, after a (poor) night's sleep things are seeming a little bit less stressful and more cope-able with.
Thanks for your thoughts Fortune. If we speak to the planning department then we can't get an indemnity policy against anything that's been happening - and where that leaves us is something that I'm going to ask out neighbour.
[]Edited] Any suggestions for what do with a small self-contained holiday let that can't be used as one?!
The owners ran it as a B&B but it isn't now. I don't know what the relevant permissions would be or if they still stand if it's been wound up. We would definitely consider (even with the holiday let going ahead) Airbnbing a couple of rooms, but I don't want to be cooking breakfasts! (Both because I find it stressful and because it's a tie - you have to be there, which obviously isn't the case with a holiday let.)
In other news, DH has suspected food poisoning - he's not been well for 4 days now. It's saving us money on food! But I have had to buy him some OTC medication poor thing. Pharmacist says he should call the doctor tomorrow if he's not improved. I think he'll probably call 111 sooner than that though - if it's an infection he's going to need antibiotics.
After a disturbed night and the stress of yesterday, I'm taking it easy today. We're not going to be doing much over the weekend, so I'll work then too. I'm getting stuff done today, but at my own pace, without adding pressure. It feels good!

* Have done a few platform jobs as they've not paid this month yet, so as these clear they should be added to my income for end of Sept, which needs a boost. October will be fine as I've got loads of proper work on too, so making the most of extra for September.
* Weekly American project has arrived and all seems to be functioning OK for the first time ever!
* Withdrew £5 from HW and have split this between pot for chimney sweep and pot for our wedding anniversary (10 years) - I'll be trying to fund both of these with little bits. I can't promise the anniversary fund won't get sucked into the holiday fund but I can try to keep it separate!
Gratitudes:
* A lovely cuppa and catch up with cousin and family when I collected the gingerbread

* Our lovely neighbour coming to share her knowledge later - of course we'll make sure she knows its appreciated.
