Well, it should be a homebuyers report, but as you know, you might have to have seperate reports if they query anything. Which they generally do because they are covering themselves.

Just thought I'd give you all an update on my house sale/purchase!
After a turbulent week (week before last) and nothing much happening last week, we finally have progress. I decided to stop going through my EA last night and ring our buyer direct. It turns out he's basically been as worried as us, he was upset we had been having viewings and he still really wants the house. He said he was sorry for his reaction to the survey but it scared the hell out of him! He said his surveyor explained to him that apart from a 'damp' issue the survey was a 'good one'! The house was only valued at 98k and I think that was because of the damp.
He provided me with times and dates for a builder, electrician and damp specialist to visit the house this week, but explained his only concern was the damp. He just wants the other reports to see what he has to contend with when he moves in. We both agreed we'd wasted the last 2 weeks liaising through my EA when we basically resolved everything in a 30 minute phone call.
I cancelled my viewings planned for this week and taken it off the market again. Tonight a damp specialist came round and the damp meter went off the scale! We do have a damp issue in front/back room and vestibule and it is roughly going to cost 1400 plus VAT to fix. We are going to wait until Friday till buyer's damp guy comes round and take it from there. From the phone call last night we've agreed that we will have the work done and he gives us full asking price for house (think he has a retention on his mortgage).
We are having the boiler serviced for him Monday and we've had a few odd joinery jobs done for him (not requested by him, just out of the goodness of my heart - at a cost of 150 quid!)
My house purchase is proceeding our survey is on Thursday, so fingers crossed!

Glad to hear it's going okay! It's find talking to each other when you're calm, but the agent is pretty useful at talking things through calmly when you're not! What you often get when you're dealing with a frustrated buyer/vendor in the heat of the moment is a load of lies and half truths which they immediately contradict when they tak to their solicitor/EA.

I must admit when I rang him yesterday I was a bit pumped up but held it together and when we started talking I felt so much better. I do trust the guy buying our house, he admitted he read the report from front to back and panicked.
We've had qualms about our EA from the start. They are classed as the 'no frills' EA in our town and not well liked and I don't think they have done either party much help.
hI am feeling quite positive now.
Our survey should take place on Thurs/Fri this week so fingers crossed! I can't see there being any difficulties really as it's relatively new and the women's boyfriend is a property developer and everything looks like its been done properly and she said that all certificates etc., for the work are held by her solicitor. But hey watch this space!
