Possibly could be in the front room under bay window, its the only room we haven't totally transformed! He says its on both external walls, the wall in the back room doesn't feel damp though. What are we talking for two walls to be done roughly? (if that's what needs doing).
I don't think I could cope without your responses, your a god send!I wished the buck stopped here as I could use a few!0 -
I'd hope it would be less than £1000 if it was just two walls
It works out cheaper if you knock the plaster off the walls yourself but let's see what they come up with. I hope you don't have to do it, it's such an inconvenience.
Everyone's being nice about me today and I don't think I can cope! LOL! The fact that people think I'm useful is a bit too much like pressure to perform!

We had an injection damp proof course last year on our flat, we had specific areas done which were the wall with the bay window on the front and the wall with the french doors on at the back. It wasn't a huge area, but it cost us around £300 with Kiltox.
They injected the walls from the outside of the property so there was minimal mess and it wasn't at all intrusive. This might be an option for you if you think the damp is only in a specific area.0 -
I had an injected damp proof course on my first house. It should have meant that the plaster stayed put but it didn't. From just having damp that registered on a meter I then had walls that bubbled and flaked. The company said it was the moisture coming out of the walls and so we then had to hack off and replaster. We replastered the back wall of our house twice. Well peed off.
If you have no visible damp and cannot see that it's penetrating then I would do nothing. You say your guttering is leaking and this will cause penetrating damp. Fix the leak and fix the damp.

Unfortunately you FTB seems a bit of a stickler, I'd reiterate that the house is 112 yrs old and say you won't entertain a reduction until he's let you see the summary report, how did the viewing go by the way?0

They cancelled!
I will let my buyer get his quotes and take it from there. My EA has specifically told him that we won't drop so its up to him!
We put another offer of 156k in on the house we had offered on last weekend but it was rejected. I will probably leave it a week (see how it goes with my buyer) and go up a further 1k.I wished the buck stopped here as I could use a few!0 -

Try and get your agent to drum up some more interest - he/she's probably sitting back waiting for the commission now, but if it was their own house they'd be trying hard to get other buyers lined up - and would have done all they could to stop that viewing from cancelling!
An extra £1000 for you only means an extra £10-20 for your agent, make sure he doesn't get lazy.0 -
Update!
The EA of the house that we had put two offers on rang today and asked if we could up the offer. I said no that was maximum due to our buyers survey highlighting problems and might have to reduce the price accordingly. They said well if you're still interested inthe property they will accept your offer of 156k! Yippee - we love the house!
We are waiting for the buyer on ours to get his surveyor back out to view the loft and for him to send someoue out to check the damp etc. In the meantime we have got two viewings tomorrow night. I spoke with my EA about whether to continue with viewings, as I don't want to mess anyone about, they advised (so did partner) that he has messed us about and there is a lack of trust at the moment and as things stand its probably best to keep viewings and interest going especially as we've now had an offer accepted on another property. Our buyer is aware of this.I wished the buck stopped here as I could use a few!0 -
A tentative congratulations!
Let's hope your sale works out okay too!
