  • My partner and I are currently awaiting the verdict of a home let reference. I am currently living alone with my 4year old as my partner lives with his mum. I have rent arrears on my current property which I am paying off ( these were due to me starting at uni and not receiving any money and not being able to work at my job in a psychiatric unit due to me being pregnant). We are hoping to move into our new property as a family if we pass the checks, but I am really concerned my current rent arrears will effect us even though they were when I was a single parent trying to better myself. My partner works full time and his wages alone will cover the rent plus I get a student bursery and once baby is born I will b able to work so our money situation is quite good. I have been told we may need a guarantor but they would have to earn over 28k which no1 I know earns that much. My parents have offered but they only earn 17k and are homeowners with good credit and my partners parents are retired with own home with good retirement payouts.

    What do you think? I'm stressing so much over this as the property I am in is far 2 small for us to live as a family xxx

    Your rent-arrears are going to be a very serious handicap if your current landlord discloses that information to Homelet. It doesn't matter what the circumstances were: rent arrears are an incontrovertible fact. And a most unhelpful one at that. The past is the only guide people have about your possible future conduct and rent is a priority debt. One which you have not honoured.

    With Homelet, do they ask for payslips/bank statements, or do they just ask ur work to fax reference as proof of income?

    Thanx for your reply. I understand that my arrears may well effect me but thought that maybe they would take into account the fact that at the time of arrears, I was a single parent trying to provide a better life for me and my son by furthering my career at university but came at a struggle financially. I would have thought that maybe they would consider us a tenants due to me now having a stable partner, to whom intends to move into the new property with me and financially things have changed. I just wondered if anyone else had been in similar situations as I know pretty damn well the majority of people have came across financial trouble in their lives.

    By what means are you intending to pay off all the arrears to your current landlord before you move?

    If your past credit-history is poor and your landlord does disclose your arrears, have you considered only your partner applying for the tenancy if the whole of the rent can be afforded from his income alone?

    And no, just because you fell into debt by attempting to "better yourself" does not give you any Brownie points with anyone. No-one cares why you defaulted on your legally-binding responsibilities, just that you have. It's a HUGE impediment in persuading someone to take another risk with you, and quite rightly so.

    I was paying my arrears as soon as I give my notice as it's only a months rent I outstanding now as I have paid off all the other arrears and with having to pay new landlord upfront a month would mean I would be able to pay these arrears in that month. My partner earns enough to pay the rent alone but according to home let they require you to earn 5x the annual rent which he doesn't. I think I should just resign to the fact that we will never be able to rent a family home because my arrears will always come and bite me back! My credit history is good apart from the rent arrears on my property. I wouldnt even take the chance of loosing 200 again to be referenced as this will always go against me. Does anyone have any suggestions?

    Yes, go through a letting-agent who doesn't use Homelet referencing for their landlords. Not all of them do. And pay off all of your arrears, then apply for another property once they are completely cleared. Then cross your fingers that your current landlord doesn't mention them
  • Yippee we got the house! The home let reference came back saying I needed a guarantor which I was able to get and everything has come back fine x
