Your interpretation of what the OP says is unbalanced. See my further comments below.So you have had a reliable tenant looking after your property for years and now because they MIGHT default on one months rent you are looking to get them out.
I think its disgusting:mad: and it just confirms to me what they say about landlords.
The OP acknowledged earlier that the T had communicated with him and that this was a good thingThey've done the right thing, and given you as much notice as they could that the rent will be delayed.
Perhaps you do not understand that a S21 is merely a min two month Notice of Intent to seek repossession of the property *after* a specific date, if necessary. Service of a S21 is not "an eviction point" as such.For you to use that courtesy as an eviction point seems obscene
As non- paying Ts can sit tight until the LL has then obtained a court order, and sought the services of bailiffs, LLs need to be prepared in advance. Ts can defeat S8 hearings by paying down the rent prior to any court hearing

Unfortunately making tv programmes about tenants from hell doesn't seem likely to happen. There are far more bad tenants than landlords.There are people who dislike some landlords they dont exactly always get a good press do they? Otherwise they wouldnt have programmes like landlords from hell would they?
And there are many many landlords who are the complete opposite but you don't hear about those and it doesn't occur in the tiny mind of someone like you that this could be the case.I think some landlords do keep taking money and doing very little on the house etc and when they do its the cheapest of the cheap all the time. It may be a business but in some respects it could be classed as a cowboy business.0 -
You're absolutely right!
We were 'accidental' landlords in that we kept my wifes property when she moved in with me over 10 years ago. We have always been really good landlords and gone out of our way to look after our tenants and we have been lucky to always have had good tenants. The current tenant is DSS that many landlords wouldn't have. We don't rely on the money from the rent other than to pay its mortgage and other expenses relating to that property and we always keep this pot of money to cover any problems - many landlords don't do anything like this. Overall I would say we are very good landlords but even we wouldn't let anyone stay rent free.
I'd accept people having a go if I was just wanting to get rid of the tenant asap but that has clearly never been the case.
People see 'landlord' and the hate fills their belly so much they can't even read a thread properly. Jealousy? Had bad experiences as tenants themselves? Maybe! I think there is also a fair share of idiots who just like to have a bash from the safety of behind their keyboards!!
If you post on a forum you have to accept what comes along as I do when i post. Your post came across as nasty even if you didnt mean it to be. You were jumping the gun for sure. However you did explain it, the post went quiet and you should have left it at that. You then came back to argue your point so you are not exactly innocent and you are doing your fair share of arguing arent you?
Why do people have to be jealous of you cos you have a house to rent out it sounds a whole load of hassle to me. We can have an opinion on how you should be valueing (sp) your tenants it dosent mean its jealousy.:footie:0 -

An old lady who lives near me has just moved out from her home into a nursing home she was 99 and had lived in the house for 70 odd years. I actually saw her kitchen and It was awful it wasnt a proper kitchen and it hadnt been done for years god knows when. She paid all that rent and they never put a proper kitchen in for her. She was living like that in awful conditions yet still the rent kept going up. I think most people would agree to leave people living in awful conditions while you continue to make money isnt really on. I expect her rest home is more comfortable for her.0 -

I wasn't really jumping the gun, even though I said that myself, because I was asking how to prepare for taking action. Even issuing a S21 doesn't mean it has to be enforced - it just gets things started at the earliest possible opportunity just in case.
