Tenant not paid rent - precautionary steps to take?

    What exactly was I thinking about my long term tenants? Where did I say I wanted them out? I was preparing for the worst. If they still hadn't paid any rent 2 or 3 months down the line I wouldn't be letting them stay rent free no matter how good they have been!!

    For your information, we have not increased the rent in 3 years. We have just spent £3000 on improving the bathroom because it was looking tired. We spend no money from the rent and what is not spent on the mortgage and boiler cover, is all kept in a separate pot ready for any problems or work that needs doing. If she phones with a problem I am round there the same day to sort it out. I can go on but I think I made my point.

    On the contrary the LL is being very responsible coming here and asking advice, rather than jumping in with both feet!
    You have your opinion of Landlords, but please don't tar us all with the same brush.

    Its always a bit un-nerving when you run in to something you have never experienced before. As I said above, I wasn't looking into getting them out asap - we value these tenants and would prefer them to stay for good but I was just looking into what I should do if the situation got any worse.

    For you to use that courtesy as an eviction point seems obscene

    They'd have been better off not telling you, letting you breach your overdraft limits, and have half a dozen missed credit payments.

    Personaly, and this is just me, If had a 4 year tenant, who'd never missed a payment, in trouble, I'd be helping.
    Why not offer to refund the borrowed payment, and pay you the skipped payment in 11 installments over the rest of the year?

    Unless it really is just a blip

    Glad that they sorted it out. You've probably already done it but if not, do thank them for their prompt communication with you and action to take care of the rent. Just to encourage them to do the same if it does happen again.

    Sadly there are those on this forum who simply dislike landlords. Or perhaps what they dislike is the capitalist system in which we live which supports the property-ownership/rental process.

    Whatever.

    As a result they tend to use every opportunity to attack LLs in general and those posting here with queries in particular, irrespective of the circumstances.

    Best to simply ignore - it'sa fact of life on public forums.

    Do you actually know what a S21 is?? Clearly not.

    There was no mention of eviction! Even the title of the thread says 'precautionary steps'!! And there would be no overdraft limits breached or missed mortgage payments because we save all the money from the rent into a separate pot solely for the property.

    But then you would have realised that if you had been bothered to read everything.

    If you would care to read exactly what has been written and then point out where I was unreasonable then please go ahead.

    You're absolutely right!

    We were 'accidental' landlords in that we kept my wifes property when she moved in with me over 10 years ago. We have always been really good landlords and gone out of our way to look after our tenants and we have been lucky to always have had good tenants. The current tenant is DSS that many landlords wouldn't have. We don't rely on the money from the rent other than to pay its mortgage and other expenses relating to that property and we always keep this pot of money to cover any problems - many landlords don't do anything like this. Overall I would say we are very good landlords but even we wouldn't let anyone stay rent free.

    I'd accept people having a go if I was just wanting to get rid of the tenant asap but that has clearly never been the case.

    People see 'landlord' and the hate fills their belly so much they can't even read a thread properly. Jealousy? Had bad experiences as tenants themselves? Maybe! I think there is also a fair share of idiots who just like to have a bash from the safety of behind their keyboards!!

    There are people who dislike some landlords they dont exactly always get a good press do they? Otherwise they wouldnt have programmes like landlords from hell would they?

    I think some landlords do keep taking money and doing very little on the house etc and when they do its the cheapest of the cheap all the time. It may be a business but in some respects it could be classed as a cowboy business.

    An old lady who lives near me has just moved out from her home into a nursing home she was 99 and had lived in the house for 70 odd years. I actually saw her kitchen and It was awful it wasnt a proper kitchen and it hadnt been done for years god knows when. She paid all that rent and they never put a proper kitchen in for her. She was living like that in awful conditions yet still the rent kept going up. I think most people would agree to leave people living in awful conditions while you continue to make money isnt really on. I expect her rest home is more comfortable for her.
