    well....well..... what has been happening then.....

    well done Rhiwie....:beer: did you know it was going to make big bucks? or was it just a punt getting the toys?
    OOOO yes i am still smiling... and i still cant believe its ours...
    The completion date is the 5th April, BUT i am going to contact my solicitor today, and ask him to see how quick it can be done..as I am just itching to start doing work around the place... hubby wants a chainsaw party, and I want to start doing the old veg patch ( to start with)

    Good news, Dave. :beer:

    I think with what is happening to egg prices that there will be a lot more chicken rustling going on. Keep them safe folks.

    The other thing I feel I should point out to anyone considering developments involving anything commercial is please bear in mind that, as things currently stand, lenders no longer give residential mortgages on anything considered commercial.
    It makes life incredibly complicated as your home itself will be residential but anything used commercially will probably have to be separated from the residential side & a commercial loan/mortgage needed by any prospective buyer.
    We're in the middle of trying to sort out exactly this kind of hassle.



    Its all increasingly complicated isn't it!

    Our complications here are that. We have one electicity board for house and the buildings...so indivisable. The water is simpler, we have three metres for water, one for the house. We have not decided on how best to handle some things, it depends on lot on whether we ever move a lopt what would be the right thing to do.....i.e. incurring capital gains tax.


    But, i think the issue needs to be discussed in parliment......with it being suggested that more people work from home to reduce carbon tax etc, it seems likely very many homes will be places of work, or even small buisness addresses.....i.e., some of the dreamers selling stuff on ebay, could equally be a job not connected to self sufficientish ism.

    Its some what an artificial divide in many rural homes, and in traditional self employment...e.g. The days people lived above the shop.

    Ah, yes, don't ever turn your back on a digger man! We let ours convince us that the stuff he was spreading for the polytunnel base would be OK, with the result that he had to shift it all a month later. He had the decency to charge us a lower rate to do that, mind. We were a bit green then. :D

    Now, we have a list of 'to dos' in order of priority and land pegged out so that he follows the lines we set. No initiatives! Our guy is a one man band, so DW or I drive the dumper and control exactly where everything goes. :cool:

    Yes, it's a ridiculous situation which is going to catch a lot of people out.

    Our cottages rely on the house electricity supply, too, LIR. There's just the one meter. They also rely on the house water supply (private water). They cannot be sold separately but cannot "stand alone".
    All the buildings form part of a single property except for CT purposes where the cottage which is still fully functional (others hve had bathrooms & kitchens removed so that they don't qualify to have CT paid on them) is charged as our 2nd home - despite the fact we (or anyone else) can't live in it without breaking PP!

    It's thoroughly depressing as no one person seems able to see beyond their own little jobs-worth of bureaucracy.

    I see loads of posts on here with people moaning about old people living in big houses which should be used by younger families & think "Yea, right. Little do you know. We'd love to downsize".

    Heaven knows what will happen if we are still here when we can't drive. There's only so much that can be done online & a £45 (one way!) trip to town in a taxi would soon eat up a pension.

    You're right. I've been wondering how to tackle this with my accountant. Does anyone have any suggestions/websites or organizations to go to for advice?

    I'm half Asian so living above a shop is on my blood ;)

    So, some potentially less good news.

    Some years ago they looked at building a by pass ,to nearest small town along the edge of our land and one potential route. The planning for this went on for ten years and was thrown out as terrible. We spoke to council three times to verify this was a dead duck. Sadly, its now back on the table.


    The most likely route would not impact directly on the house but i am very noise intolerant and i am on the edge of my comfort zone here as is. If it goes ahead i will want to go, i know it. It will draw a line through the community (between one of four villages that have shared resources and community effort) and also take away our round route hacking.....something the horsey dreamers will understand is important at least during a horses youth.

    How many of you are involved in anything permaculturey? We've just bought a Big Book on it. Looks really interesting.

    As far as I can see, rozee, the only way is not to have anything which can remotely be assessed as commercial.
    If you have an annexe make sure it's attached to the house. It will still be liable for separate CT but as long as it doesn't have restrictive planning permission you should still be able to function as residential.
    However, once it has been used as a rental property it seems things can be defined differently anyway. :(

    Of course, if you run any other form of business from your home then that, as always, depends on planning permission & exactly what terms any mortgage lender specifies as allowed or not.

    At least we don't have a mortgage ourselves to complicate things although it's meant taking a hammering on savings interest without any of the benefits of low mortgage rates. :(

    That sounds rather like what happened to one of our potential buyers...... but in their case it was a motorway through their farm.
    It was the peace & quiet here that they loved. They came back for a 2nd viewing & would have had the place on the spot but couldn't raise the money as they couldn't sell their own place.
    My only advice would be to think hard & make a definite decision on whether you want to it to be your forever home - it makes a big difference.
