I would think it is just using the averages from the sales figures at Land Registry. You can see the sales figures on the same street then it brings them forward to today's prices. It also allows you to increase or decrease baased on the conditions of your home.
It looks v similar to the website Martin recommended for calculating 1991 prices for Council Tax purposes. And I imagine using the comparable sales prices isn't too much different to what an estate agent would start with.
I think of it as a bit general like Parkers for cars. I wouldn't write it in stone but would think of it as one more tool to estimate.The smallest deed is greater than the grandest intention ~ Anonymous0 -

@real1314 - well, it worked for me. maybe they're still working on the algorithm. I did a few properties and all looked right to me.

How does valuation by algorithm take into account a new or old kitchen, a 70's bathroom or a new bathroom with whirlpool bath and a separate shower cubible, a new heating system or a 25 yr old water heater and separate boiler? Let alone the red velvet flock wallpaper?
That site doesn't give a valuation. It gives a guess based (badly from my evidence) on sale prices and property price increases.
Most EA's do a valuation for free.0 -

If you really want to sell your house I would use some of the house pricing websites reccomended on this forum to find out a more accurate current selling price for your house.
Why would you want an EA who hasn't sold on your street?
Why would you want to sell your house on a website which is WAY WAY WAY down the lists on a google search for house buying. Even if you search for House Revolution you'll get bored before you find it. The only way to find it easily is to search for houserevolution which Joe Bloggs is unlikely to do when looking for a house to buy.
How long has this website been running? How many houses have been bought & sold on it? are both questions I would ask myself before committing circa £500 to do an Estate agent's work for him.
Maybe it is a revolution, and maybe it's yet to be one. I agree there are some good ideas in their blurb but I remain to be convinced. Only time will tell.Thanks to all who post comps :A :T0 -
Ok, because I'm a cynical, suspicious type I spent a little time looking at this particular website this evening. After searching Every area in the WHOLE country :eek: (believe me it actually didn't take very long) I found the sum total of FOUR yes really FOUR properties for sale on this website and they are all in NORWICH.
Now If this website is to be a revolution ( & I'm not saying it wont ) it has a bit of a way to go yet.
I guess I just found it surprising that someone interested in buying/selling just happened to come across MSE and as their first post posted a link to a Fantasic website which appears to have been running about 5 minutes.
Karolina, no offence but I'm not convinced. If you are genuinely interested in selling your house Stick around & read awhile or ask advice before you take this route.Thanks to all who post comps :A :T0 -

if you're genuinely thinking of using that site I would strongly advise you to also use the more traditional method of getting valuations from three local estate agents - you don't have to use them afterwards.
That website is about as useful as a chocolate fireguard. Just because my neighbour was desperate to buy and paid more than 15 grand more than we did a week later for the "same" house, hers is still worth 15 grand more - please believe me, it might still be to her, but in reality, it isn't.
That site is of very, very little use - please don't solely rely on the information there.0 -
