Best of luck, whatever you do don't chase the agent up about the offer on monday morning, to get the best price now you might be wise to act a bit cool - make the agent run after you - my in laws are great at this - in your position they would be looking for: other places which they might prefer; and problems with the dream house. These then get mentioned at opportune times to keep the vendors and agent on their toes.0 -
Well the EA came back today and said vendor isn't going to accept as its only been on market a week or so and she thinks its worth the asking price. So we thought put in an higher offer tomorrow or Wednesday for 156k (1k up from last offer), but my EA rang tonight to say that our buyers had received their survey and their were loads of problems on it quite a few thousands worth, I asked her to expand but she said she couldn't until our buyers provide a copy of report. I am really panicking now as we really could only drop about 1 - 2k maximum otherwise we wouldn't be able to offer full asking price on this house. Feeling really depressed now its the first house we've liked in 4 mths and 15 viewings.I wished the buck stopped here as I could use a few!0

Could you tell the EA that you will just wait and think about it? Then wait a week and go a bit higher. If they get any offers in the meantime I'm sure the EA will call you.0

Well, you always expect a first offer to get turned down, the £156k offer is great, if you can sort the survey issues out; you never know, it might work in your favour if the vendors are left to sweat while you sort it out...:o

Well it gets worse our buyers have pulled out because of the problems highlighted on the report, my EA have tried to negotiate but they have said they wanted to move into a terraced house that didn't need anything doing to it! Our house is 112 years old! Anyway asked for a copy of report and buyers said would need to pay full amount - 150 pounds, I was surprised as thought they were having a detailed survey but apparently not? Have said I will pay full amount, I want to know what the problems are, hopefully will get it today and let you know. So dreams of dream house are over with!I wished the buck stopped here as I could use a few!0 -

Did it take you long to get under offer with these people? Some people can get easily spooked by surveyor reports so don't panic yet

House has been on the market since mid October we accepted an offer mid-January. The house is in a sought after area for FTB so we will put it back on the market, but don't want to do that if the house if falling to bits. I've just been down to the EA and paid them for the survey but just confused about the cost I thought they were having a homebuyers survey at a cost of around 400? So when EA said he wants you to pay the full cost at 150 he must have only got a basic? So confused, EA tried to negotiate and say that we would drop price or get the work done, but it was a point blank NO!I wished the buck stopped here as I could use a few!0

How long was the surveyor in your house for?
It could have been £150 over their basic valuation fee, maybe
