    Suppose the only way you'll know is to go back in a month or so... Not moving too well in my bit of West Yorks, apart from "BTL gulch" a couple of miles up the road which seems to have an endless cycle of Sold/To Let/For Sale/Reduced.

    Not sure if this will help. I have a norther rock mortgage which is really good i borrowed 100% for the mortgage and then additional money to buy furniture etc so in all i borrowed 112% the loan is at the same rate as the mortgage Maybe you could change your mortgage to a flexable mortgage and have a mortgage on what the flat is worth and then a loan on the negative equaity part, the loan is flexable so you can pay it back quicker ,unsecured and at the same interest rate as the mortgage.
    Luckily my flat has increased in price so i can pay back the the loan if i decided to sell in the next couple of months with the sale of the flat.
    Hope that you flat increases too
