    I bet it is a phantom offer or if not will come back on the market as the buyer realises the vendor isn't willing to boot tenants out prior to exchange.

    lol I'm psychic. Ignore that - white goods will usually be either included within the sale price (which yes would affect stamp duty), or you pay extra for them separately. That latter option's usually the case. I sold my washing machine and 2 triple wardrobes to my buyer for just over £100. They can only ask second hand prices, not thousands. If things are built in, they really should be included. Don't get caught by that one. Doesn't sound like you will anyway... :)

    I'm really not liking these agents... isn't there anything else for sale with anyone else?! I'd hate to have to deal with them!

    Agree with above it'll be a phantom offer. Near the asking price lol - yeah right. On yer bike, Mr Rubbish Agent.

    Very good reply. They are still trying to push you up higher. It's unlikely there is another offer I think.

    We made an offer on a property on Monday. It was rejected so upped a bit which we said was our final offer. It was on at OIEO £225k. I asked if the would negotiate and the agent said yes they are keen to sell. We offered £198,000 then £205,000. Both rejected on Monday the agent said they needed near the asking price. But today the agent rang back saying they would accept if we could improve it "a bit more" I said no. We already gave our final offer and that's it.

    We are going to continue our search. Unless they call back again to accept our final offer, never know!

  • So many buyers like to make supposed "cheeky" offers

    I think they feel that calling it "cheeky" makes it sound OK somehow

    Any sensible seller will ignore "cheeky" offers and write off the buyer as being a time waster. If they were serious they would make a serious offer, not a "cheeky" one

    Or they call you back a couple of days later to accept :lol:

    Stick to your guns and walk away if you don't get your offer accepted. There's no need to overpay in the current market!

    Perhaps we should reterm that.

    In my opinion any serious SELLER would look at a supposed cheeky offer and see it as a negiotiation point.

    Any person who was MARKETING their house would see this as a no go area.

    A seller is just that, someone in a position to want to sell their house for some reason, be it upgrade, downgrade, relocation, bereavement or other.

    I am of the opinion there are many people MARKETING their property, dipping their toe in the water and seeing what comes from it. At the right price they would sell, but they aren't motivated to do so. If they got a decent offer they would move, but it's not so cut and dry.
