  • Well, further to this we have news on the second house with the same EA.

    It is on with a guide of 129 to 139. We were told by the EA that they would accept 125 as they are looking to move on. I explained to the EA all along that this was our limit. So we asked to have a second look at it and to see what the vendors position was as in have they found somewhere or are they still looking to, as they were originally, looking to rent.

    The EA has just come back to me and said that they won't be looking at taking 125 now. They want the 129 to 139 which it is on for.

    I have told him not to worry about booking us in for a second viewing if the vendor and my position are not going to meet, we are just wasting each others time.

    It seems that when I have told the EA that 125 is our maximum he has taken this as lip service and just placed us where he see's fit or wants a few extra viewers through the door to show them he is doing something. I am very annoyed with the EA for even showing us these houses and saying the vendor is able to meet at our level when clearly, he is not sure this is the case.

    From the way i read the Op's opening posts the vendor wasn't prepared to budge as exchange would be in May,

    Does the vendor expect you to exchange while tenants are in situ, delusional or what. No solicitor should let exchange occur until the property is vacant, unless the buyer is a landlord who is taking on the tenants.

    There is no guarantee the tenants would move out at the end of their notice and they might trash the place.

    As others have said Stamp duty is also a huge factor.

    The EA needs to get some balls and throw this vendor off their books and explain in very clear terms why they are doing it.
  • Unfortunately it seems that with this second one now doing the same as the first that it seems the EA may even be giving the vendors unrealistic expectations. The first one has been on just over a month so may be stubborn but the second one has been on for nearly a year!

    Go for a second viewing and offer £125 to the seller directly. Leave them your contact details. Wait.
    June challenge £100 a day £3161.63 plus £350 vouchers plus £108.37 food/shopping saving

    July challenge £50 a day. £ 1682.50/1550

    October challenge £100 a day. £385/£3100

    I bet they'll be pushing you to agree to £125k and however many grand for 'extras'. Don't go there if/when they call. No way, just £125k, final offer. Take it or leave it.

    Just stand your ground and don't let their games work on you. Or be patient and wait for the prices to drop - which invariably they will as nobody will pay £125k-130k. Feel free to then offer below the asking price again!

  • They did say that they would be interested in 125k sale price and then X for white goods although I was sure that white goods have to be included in the total cost for stamp duty? As said before though, we have a limit, we are sticking to it.

    In further news the agent emailed me today to say they have had an offer close to asking price, not sure why they have said that. He knows we aren't interested or maybe it is to prove a point, I don't know. Good luck to them.

    We have decided to look at some more properties that are on at what we can afford so this won't happen again and we can hopefully haggle down from there.

    EA games - trying to tempt you into a bidding war by making you think "well, someone else thinks its worth £128k so it must be".

  • Well this was relayed to me via email.

    I went back with this, I think it is to the point....

    "I appreciate the work you have done for us with these two properties and am glad you have managed to secure something the vendor of XXXX will be more able to accept.

    Our price ceiling remains the same so please consider this in further properties you pass on to us. Once again thank you for your help with these two properties and I look forward to receiving anymore suitable ones you may have.
