    well, they may not know the payment has not gone through. bridgitonboat is right on the money. the first two months of my current lease my letting agent would call me at the end of the month, right on the button, to say where's my money. i told them that my bank made slow transfers and did i want to backdate it but they said no. it took two months of explaining this until finally they agreed to let me pay it earlier. there was no problem at all, just that the payments were taking longer than expected.

    Of course, whenever I need to get hold of my letting agent/landlord for something I need, they are somewhat slower in response. funny, that!

    If the tenant builds up 2 months arrears you can start action to evict. The tenant must be 2 months in arrears both when you start the court process, AND when the court hears the case.

    If the tenant has a 6 month contract, provided they don't drop beyond 2 months rent arrears there is little else you can do till then

    If you decide you do not want the tenant beyond the 6 months, you must give 2 months notice (S21) ie at or before the 4 month point. Then at 6 months if the tenant refuses to leave you can start court acion for possession immediately.

    However, as said, often the 1st months rent turns out to be a paperwork problem (setting up Standing Order at bank etc) and hat once sorted everything oes smoothly.
