Tenant not paid rent

Hello,

Im new to renting and my house is being managed by a letting agency. Just wanted to ask a question please .. the tenant did not make her months payment on the 28th January.. what normally happens?
Would love some insight from other landlords.

    i called them as i thought it was odd the money had not gone in my account and they said yes sure enough she had not paid and they had been calling her.. and a letter would be on its way. Im not sure of what could potentially happen.. well apart from the worse
  • They could settle up this afternoon and be model tenants from here on in

    or they could never pay you another penny and wreck the house

    or anywhere inbetween.

    oh great lol.. yeah i kind of figured the later. If she didnt pay this month and did next month what happens with the arrears payment? can that just roll on ...

    sit tight wait for the agency to contact the tenants and see what explanation they give, make it clear missing the rent makes them unreliable and that you may not re-new their rental tenancy if it continues.
    keep a close eye on whats happening,if you are not happy give then notice to quit as they broke your tenancy agreement.simple as that.

    No they have to pay arrears or be removed.

    If they refuse to pay arrears, how long until you can remove them?

    Interestingly what would happen if they refuse to be removed?! Thinking of renting my house so doing lots of research hence hijacking this thread!

  • Im a landlady to, it may be something as simple as D.Debits not being set up in time. Give tennants a little leeway. They are in the most ok.

    aww thanks :) its a learning curve for me aswell.. ive been renting it since last may ..so far so good.. just like to know all the info and whats ifs. The gas was switched off a couple of weeks ago.. for a week.. and she was not happy. It took a week for me and the letting agency to get someone to fix the problem. (Gas leak) so was wondering where i stand if she refuses to pay for that week.. stuff like that
