    Who knows? I suspect the landlord may not have informed the Land Reg but there's no way of knowing until you've paid your four quid. In your place I would send any letters to any of the addresses I had, send two copies from two different post offices on the same day, retaining proof of posting. Keep a copy of your letter for future reference. If the only place the letter is going to is the property you occupy it might be possible that the landlord has paid for mail re-direction.

    Is there a mortgage on the property?

    I suspect withholding the rent is the only way you are going to get the landlord's attention. I would only do this once any letters I'd sent ether come back to me or I received no response within a month.

    Please be assured that you are anonymous on this forum and if you don't give the address and couch any info you give in vaguest terms, your landlord, even should they read this would not know who you are. You and your experience are unlikely to be totally unique.

    im not sure if there is a mortgage on the property (how would i find out?) also i cant remember what it is i need to order from land reg its all changed since i last used it, lol and everything i click on is coming up as £50 etc :S
  • I've never used the Land Reg site so I can't tell which option to select.. What I do know is that once you find the entry it should tell you whether there is a lender and who the lender is if there's a mortgage on the property.

    It's not the worlds best website, but the information is still there:
    go to http://www.landregistry.gov.uk/
    select 'property information' on the left. Then on the right screen there will be a (slightly hard to find) link for the find a property e-service website. I think this is the direct link: http://www.landregistry.gov.uk/wps/portal/Property_Search

    You have to sign up to buy the details, but get the title details and it should show if there is a lender. It's still £4.

    Hi just got the details, it shows there is a lender but also shows the address it was before. I will write the letter out and make a copy and then send to the address

    Hi - regarding the heater that was dangerous - do you have a signed inventory from the begining of the tenancy, any photos that may have been taken and date stamped at the time? Do you have any proof that you tried to contact the landlord about this issue? any texts, emails, letters etc?
    The problem is that while I believe your story getting any sort of compensation or apology or win in court I would have thought you you will need to have proof of what happened AND that it was a result of negligence by the landlord. I would assume that the landlord could claim that he/she was unaware there was a problem. That's what you are up against :(
    With regards to other issues I agree with what's already been said - check out Shelter for help and advice and get all requests for repairs in writing as a starting point. You may be able to enforce certain repairs but you need to get everything in writing first.
    In terms of being made homeless then I suspect that this wouldn't be imminent - the landlord would have to give you notice, you could then refuse to leave and the landlord would have to go back to court, etc etc. You could use this time to try to find alternative accomodation, register with the council, apply for any grants/benefits available etc so please try not to worry too much at this stage. Again if the property is repossed (due to landlord not paying his mortgage) then again there are procedures in place.

    dancingfairy can i pm you?, there are details which need to be known which i wont post on here because theyre very obvious to this LL as far as i can see.
    Anyway in regards to first part of your message, no inventory because P.A. dealt with giving ex tenant her deposit back and giving me keys, we were both here at the same time and all that happened was "is everything as it was when you moved in ***?", "yes", "ok then" no inventory or anything.

    Avoid being specific or exact about names, relationships, dates, locations and amounts of money and you will generally be alright to post most problems
