Im just wondering if there is someone i maybe able to email to get help advice (until i can get an appt with our C.A.B)
I dont want to post on an open forum, because you never know who's "looking" and i dont know if my rogue LL uses this place.......Im really desperate just for a bit of advice about the LL

If you are looking for info about a specific LL, your chances of emailing one or two people and one of them 'knowing' him seem pretty remote.0

Oh no, im looking for advice on my options regarding lack of "service" i suppose from a LL, due to repairs not been done which has lead to an accident causing my daughter to break her foot, and i have only one way of contacting my LL which oct-dec 2011 i used and got no reply.............i dont want to say too much on here incase LL uses the forum you see?0

You should continue to WRITE to your landlord at the address on your tenancy agreement under the bit which mentions "for the serving of notices" or something similar. You can check the address of the owner at the Land Registry website by searching for the property address. This information will cost you £4.
In all cases, where there are issues of disrepair there are a number of remedies available to you but all of them begin by getting everything IN WRITING. Send a copy of your letter by First Class post retaining proof of postage.

that would be all good except i only have an email address and all emails have been ignored, there are several problems in the house which i was told would be fixed when i last saw LL in around May last year, ive heard nothing since. A storage heater has been hanging off the wall since we moved in (a plasterboard wall may i add) and on Thursday night as my children were on their way to bed it fell off and onto my daughters foot which is broken because of it. I did have an address but LL moved last year and never gave me it and i did have a number which i lost with my mobile phone and i emailed for a forwarding address as it was coming upto winter and we wanted the heating sorting as we had been told would be done 2 sent in oct and 1 in dec to no avail. I was accepted by warm front when we moved in 3 years ago but LL ignored all letters from them even though there was nothing to pay
anyway due to the fact my daughter has been hurt by this heater i am going to see C.A.B next week and try and get some help. 0 -
if you don't have an address to write to, you can with hold the rent. i imagine if you do this he will stop ignoring your efforts to make contact0

Emails and text messages are not an appropriate form of communication, most especially where there are potential legal ramifications. Spend your four quid at the Land Reg site and then come back with the info you have found. Or withhold your rent and keep it aside safely somewhere. That is almost guaranteed to flush out the landlord.
What makes you think that if you have no current contact details for the landlord that the CAB will be able to magic them up for you somehow? They should be able to inform you of the landlord's statutory repairing obligations but that will not help you to get in contact the landlord. You will have to do that yourself.0 -
i have got those from land registry before but it was the address that i used to have, will it have changed to the new address?
no i thought the c.a.b would be able to help me trace my LL i dont expect themt o make contact for me0 -
there are also other things that i have found out (dont want to post on here because if people will know the LL then they will know who i am talking about) anyway im worried LL should no longer have this house because of these reasons and we will end up homeless......0
