Offer on our house but can't find a house we want to move to!

Just accepted an offer this week and really pleased as it is nearer the price we were looking for so all is great it would seem. We had a different interested buyer in October but their maximum offer was so low we told them if we could find a house and knock off a similar amount off the asking price then would would accept their offer. But then out of the blue we get another viewing from someone else (first one in months) and they offer straight away much nearer to the asking price!
However, we have been looking since the Summer and cannot find a thing we like. Although the first buyer let us look around for months and months with no pressure, this buyer wants to move in asap!
Now I am tempted to leaflet drop around roads we like, if we do, wording the leaflet might be tricky and do we put on our agents number or our mobile number for example? Has anyone ever tried this and been successful? Or even (as my friend suggested) an ad in the local paper!
Desperate times -any advice appreciated!

    If you are looking in a specific area then you could leaflet it, no need to put the agents number, just put your number.

    Or go round to all the agents, and if you are looking in a specific spot, ask them if they have been on any valuations in your chosen roads in the last year or so. They will have a database of potential vendors who may have been thinking of putting their properties on in near future.
  • I was almost in the same position last year. We decided that if we couldn't find anything within the timescales our buyer needed to move in, we would move into rented and then look at our leisure - we felt that a near asking price offer (in our case 1% under) was too good to pass up in the current climate. Is renting an option for you?

    Unfortunately renting isn't an option or even moving in with family!
    I have emailed 12 estate agents this week and will follow up tomorrow with phone calls. Some have given me draft particulars but of my own area that I currently live in not the area I am looking to move to! I feel we shouldn't move to a house we are not that happy with but I think we may have no choice. If we wait we may find something come spring/summer but then our buyer may pull out as they will have more choice aswell.

    Do yourself a really big favour, Bev. The idea is to move house, and if you can't find somewhere to buy then just let your buyer go. Particularly if you have children, moving into rented accommodation temporarily is very stressful and disruptive. Likewise, buying somewhere over-priced or not really suitable does not make any sense if it's just to suit your buyer.

  • Personally I would be looking at the option to rent somewhere whilst you find the right house, and seeing whether there was a way I could make it work. Especially before I let a near asking price buyer go.

    If I was you I would rent until you see somewhere you like. There are good landlords that offer 12 month contracts if that's your concern.

    The other advice I can offer, Bev, is to do what we did (twice!). We exchanged contracts with our buyers, but with a flexible completion date. This gave us 6 months to find somewhere else to move to. Fortunately, we did. A deal like this will suit some buyers, but not others, but I'll throw it in as an option.

    Why is renting not an option? It's not like you are being consigned to the fires of hell or anything. Plus it gives you a great advantage on buying the next place and not having to settle for anything other than the right property.

    My DH is not willing to rent at all. :(
