Offer on our house but can't find a house we want to move to!

  • A flexible completion date does sound like a good idea! Whilst completing on your sale and going into rented obviously works for some, it doesn't suit everyone......we have moved twice in the last four years and considered doing this on the first occasion, but with 4 cats (3 this time round) and so much 'stuff' that our first lot of removals cost us in excess of £4k, plus the added cost of putting some things into storage and having to 'move' twice, it wouldn't have worked for us :o Good luck OP.........

    Bev - I've been in exactly the same position as you. Nov 2010 within days of putting the house on ther market, I'd agreed a sale with the buyers wanting us to move quickly. I'd already been looking for a house since Feb 2010 with a view to see what we could afford

    We moved out in Feb into rented (tiny house - way too small) and then found our ideal new place (repo - needed to move quickly).

    However we needed to go 40k over budget to get what we wanted and fortunately we could. If however you have a very strict budget, haven't seen what you wanted, you're probably not going to find it waiting longer. If something does come on the market, they are less likely to be flexible on price if it's just come onto the market ( usually - obviously there are exceptions).

    Do you think you're being realistic on expectations of what your next house will be like? I'm not having a go - but sometimes (exactly like I was), we assume we should be able to get X because of the current economic climate, when we can afford Y.

    Agreed. The pressure from the agent is because they want a sale and their fee. We had offer on the house from buyers in August (too low), another couple in October (were considering but still a bit low) and now in February we have another buyer, so I suppose we should think we will at least sell at some point to someone but it is just the problem of finding somewhere to move to and with a family and schools to change etc one move is all I think I could manage.

    Do you think its maybe time to compromise on what you are actually looking for?

    We have had to do that location won over larger garden and small hallway

    Its not 100% perfect but it is as near as I could get and i love the house:)

    Yes, I have questioned this. We have gone 30K over our original budget and widened the search from one area to 4 areas even though we will have to appeal for school places etc (another stress for another thread!). We are viewing two this weekend which are new to market but from the pictures I'm not keen at all but hoping to see some potential I'm hoping I might be pleasantly surprised. They are at the top of our budget though!

    When I was in a similar position when I sold my last house, the ea who was handling the sale did a leaflet drop in all the roads I was interested in. But I also did my own leaflet drop too, feeling a handwritten note (then photocopied) might bring more response, it having the personal touch. I did put my own phone number on this.

    The then owner of this house contacted the ea & mentioned that they had also had a leaflet from me, but I got the feeling as they were an elderly couple, they felt far more confident in dealing direct with the ea rather than calling the number I'd given on my leaflet.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    there can be a benefit in renting - it puts you in a better position to negotiate a price as you are no longer in a chain.

    yes, renting can be a bit stressful, but you don't have to unpack everything and you know it will only be for a short time. plus it can help concentrate the mind to make a decision;)
