Im not sure if such a thread exists, I did have a look but couldnt find any.

If you have bought a house/had an offer accepted can you post what the asking price vs buying price was? Add locations as pointed out below to give context

Thought it might be interesting to get an idea of how much these 2 differ by..
We got rid of the kids. The cat was allergic. ;)

    I'll start with a few - to keep it anonymous my relatives bought a house at
    370 that was advertised at 380 (2003) London/essex borders, another bought a property at
    525 that was advertised at 600 (2010) central london, and another property at
    350 that was advertised at 375 (2007) central london.
    We got rid of the kids. The cat was allergic. ;)

    We paid £231k for a house for sale at £233k (2010) and got a superb deal.

    The stats you asked for are meaningless without context (i.e. how the asking price compared to other asking and sold prices locally).

    pinkteapot, you're right to an extent, but it does reflect how willing/unwilling sellers are to accept lower offers, and if disparate figures like the ones I posted above are common then it suggests that sellers price their properties unrealistically on the whole rather than in keeping in line with current house values..

    ive seen 15 houses in january alone and so many of them are asking for silly prices - not having made offers on any of these I was wondering if they are likely to accept lower offers or if sellers just have their heads in the sand

    for a few of these i was told that the sellers were looking for asking (at prices i thought shouldve had some give) which is strange in this ec climate

    There is one bit of data which this is all lacking making it almost useless for anyone considering making offers, which is location!

    In some parts people will have to shave 25% of to get a sniff of a sale. In others, houses are acheiving full asking price.

    There are some instances on zoopla where you will find a property and be able to see it's last sold price AND info from when it was on sale, including the asking price and some piccies.

    I.E:

    Above: that one sold for 169,950 and sold for it's full asking price.

    These properties are in York which is where I'm buying, but other areas will paint a different picture.

    Buying in Hertfordshire at the minute - offer acceped at £400k for a house that was originally up for £420, then reduced to £415 after a few weeks on the market.

    I also had an offer of £365k accepted on one which was on for an asking price of £400k, but I decided not to go with that one.

    Aside from location, the biggest factors tend to be how long a place has been on the market for, and how much the vendor needs/wants to sell. If it's an investor who doesn't live there, each month it isn't sold costs him a chunk of money in interest.

    In addition, you've got to remeber that a lot of people pick the estate agent who quotes the highest asking price, so the asking price is often the biggest out of 3 or 4 "professional" valuations. Which means you'd be likely to be paying a premium if you pay asking price.

    Edit: other accepted offer was £365k, not £65k!

    Mine was bought for £159,995 in Nov 2011. It was on with 3 agents, one at £160,000, one at £159,995 and the other was offers over £160,000. It had been reduced from £179,995 asking price originally because the first buyer pulled out and the vendor was desperate to complete the chain. Other similar houses in the area are currently on for around £180k but i would imagine they end up selling for between £155k and £170k. I feel the house was worth what I paid.

  • Bought our first house in 2003. Asking price 60k, bought for 50k.

    Sold in 2006. Asking price 95k, sold for 90k.

    Bought new house in 2006. Asking price 220k, bought for 207k.

    This is in South Wales area. All asking prices at times of purchasing & sales were average prices for the areas, most houses in the areas were in & around the same values depending on style, size etc.

    I pretty much agree with that.

    I recently sold. The EA said to me that he thought I'd sell for about 95% of what places on my street had sold recently [most of these had kitchen conversions and were in better all-round condition] but that we should ask for 100%. I was happy with this advice.

    I quite quickly got an offer that was about 90% of the recent sold prices. I held out for the other 5%, got it eventually, from the same buyer.
