I am in the process of buying a property and two problems requiring insurance have come up - 1, chancel and 2, environmental report.

I have asked the vendors to pay for both, my solicitor has advised that 1, will cost about £100 and 2, will cost £250 - £300.

If my vendors will not pay, I think I shall walk away as they need to sell and I don't need to buy.

And another thing. Why do you need the expensive second survey? If the property is in such a parish why can't you just write to the parish office, (quoting Freedom of Information Act), and ask them to send a map showing exactly where the qualifying property is situated?

Also has anyone tried the 'You can't get me, I'm a nonconformist/athiest/Jew etc. defence?'

No. It's not a religious obligations, it's one attached to land. So the age of the house isn't the relevant factor, nor is one's own religion.
...much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.

only postcode 'can't say for sure that it has liability' searches so usually buyer pays as not conclusive
