I have seen a house with this attached to it in the title and am not looking for an investment opportunity but a house to move into. I know many will say move on but are sellers in this situation not best to hand notice when an acceptable offer is taken and look to attract ALL buyers, would there be opportunity to tempt the seller?

    Much depends what contract the tenants have. If they have, for example, 10 months remaining of a 12 month AST, then there is no way to remove them for at least 10 months, and quite possibly anything up to a further 5 months beyond that.

    During their occupancy, the tenants can also insist on 'quiet possession' of their home - which means they can deny access to estate agents, potential buyers, surveyors, making finding a buyer a practical impossibility.

    It might mean that the current tenant has greater security of tenure than an AST. If they are a secured tenant then you're not going to get them out at all.
  • Ahhh, probably why the price is competitive, not cheap, but competitive!

    All I can do is speak to the EA as we chat about properties in the area anyway and I have viewed a couple with them recently. They usually are pushing ANYTHING that remotely meets what I am looking for so the tenants contract must be tied up a treat!
