    Just because he is from Poland, doesn't mean to say he wouldn't actually agree that as a rule Polish people tend to live

    A. Temporarily in the UK
    and as a result
    B. Live in cramped conditions that no British people would.

    Of course your niece and fiance wouldn't live in the same way as presumably they are planning to settle a little bit more than the people the OP are dealing with. Or do you think the OP feal fear of witholding a deposit from them too? Can't see it as being the same somehow.

    Hia,

    Well I think this is a warning against the use of agencies. Iv always been of the mindset that once you add a 3rd party into the mix procedures start to break down.

    If I was you I would put the deposit down to experience and let them keep it. The real payment will come in the form of peace of mind and a lesson in business you can carry with you for the rest of your life.

    Also, problem with imigrants/people on dss etc etc is that they are a very vunerable section of society.

    Simple fact is, if people are vunerable/have a need for something eg: The need to find work and a better life/need for money. Then you will always find someone with a plan to exploit this need and make money from it.

    In this case its the need for cheap accomodation, work and in some cases to keep the recipient hidden from the authorities (In the case of illegal imigration) was the key.

  • I bet the neighbours loved having their "slum" landlord allowing this to go on all year...... and very difficult to complain about neighbours because they know where you live.... as you are now worried about.... wonder if the neighbours know who you are - if I'd had some hostel forced upon me and the landlord moved in I could have a lot of fun....:rotfl:

    Neighbours have had no problem with these tenants whatsoever - probably helped by the fact its a detached property.

    So you're gonna have to look elsewhere to satisfy your wet dream!

  • As sub-letting is presumably not permitted according to their tenancy agreement, why did you not tackle them as soon as you discovered?

    I did - but the fact I can't speak Polish didn't help. Door was shut on my face many times...and when I asked the Agent to intervene they told me to pretty much f off.

    However, even now, they are in the wrong - so the fact I was unsuccessful in conveying the message earlier on doesn't let them off the hook!

    About the only thing that has prevented me from going over the edge when I see my war torn house is the sight of these leggy Polish women who seem to always be walking around the coridoors. Needless to say the tenancy agreement was with 4 polish GUYS...and the last time I checked, ladyboys weren't to Polish likings.

    I would maybe take action with the letting agent, in effect you have employed them to do a job for you and they clearly are not doing it. I hate how l/lords and tenants always get a bad name when in fact the bloody middle man is usually to blame for incompetant work and little or no communication with either side

    I wish you well, if you can afford to let the deposit go maybe that may be your best option. At least you and your family will have peace of mind

    Can I ask you who the letting agents were ? I know you said previously they were a well known outfit. Also just out of curiousity, did you ever get sight of the references, credit checks, whatever. I realise they only 'found' your four original tenants but I'm curious whether they did the letting checks or were lazy. Personally I'd bite the bullet and repay the deposit if I seriously thought they'd come knocking at my door if I moved back in - it's not right but you are obviously fearful of repercussions. Best of luck whatever you decide.

    Why on earth didn't you get an independent interpreter of your own at that point????:confused: For a few pounds in fees to a competent interpreter you could have saved a huge amount of money and angst!

    BTW I know a Polish consultant doctor who lives with his wife and two children (both of whom are privately educated) in a large detached house.... how's that for confounding stereotypes? :D

    Remember, YOU don't have a contract with the current occupants - they're basically squatters....and that means they have more rights than you.

    the occupants are "guests" or sub-tenants of the tenants on the tenancy agreement. evict the tenant by legal means and the sub-tenants go with them - even if you need a baliff to do it, you shouldn't have any problem with them claiming to be squatters.
