Keep increments small and wait as long as you can bear! Days if you can
Don't offer in any phonecall where the agent turns down an offer. It does tell them you're desperate and you haven't got a clue.
Try asking what he'll accept if your first offer is rejected. It tells you what you're aiming for at least though you can still offer lower, saying you can't really afford. Asking price sounds pretty fair however based on what was paid in 2003!Everything that is supposed to be in heaven is already here on earth.

I'd agree with Doozergirl - don't be afraid to tell the estate agent that you can't go any higher and walk away (they don't know that you'll be back).
You can then go back a few days later after "getting an extra couple of 1000 from a relative" and make a revised offer.0 -
Wow! The EA deserves a medal! I can't imagine if she was playing games that she'd be trying to get you to meet at £10k under asking!
Decision tomorrow then maybe?!

I always buy cheap and I've not been gazumped yet (touch wood). I think it's more about the person than the price.
Hopefully this one isn't on with 3 agents! A sole agent EA is usually just happy to have a sale, they won't push it any further.Everything that is supposed to be in heaven is already here on earth.

That's nice of you to say! Not sure if it's true though!
I don't really have too many tips except to not be afraid to make a low offer, leave plenty of time between offers and, most importantly, not be afraid to walk away. There's always another house.
It's a pretty hard rule for someone looking for their family home to apply.
You also can't go around making low offers willy nilly; you do have to apply good logic to any offer you make.
