Are you expecting new cooker? fridge? freezer? washing machine? These should be on inventory, but again, if their provision is your condition of 'acceptance' of the tenancy......Thank you for the input! Would adding something along these lines be preferable?(including but not limited to carpeting throughout house, new bathroom suite + fittings, painting throughout, all kitchen fittings and worktop, heating units, boiler system, radiators, flooring, plastering/skimming, electrical wiring, removal of all waste and cleaning of property)I'm not sure what all else in the house still needs doing-- have I left off anything I ought to have on there just in case? As far as I know right now, it needs cleaning, painting, carpeting (which she has already ordered and seen), the new bathroom suite installing (which has been ordered), and the new kitchen worktop (also already bought) put in. When the lady comes around later to do the agreement, I'm going to ask if I can walk through with her again just to see the progress.
Is the boiler gas? If so add 'provision of Gas Safety Certificate or GasSafe engineer's new installation certificate.
From HSE:
"You (landlord) are also responsible for ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance ..." so he needs to prove it was a properly installed new appliance.0 -
Got it all sorted now! I spoke to my current landlord and she's happy to let me stay longer. Future landlord asked if we could use February 11 as our working tenancy start date, so I (and my current landlord) agreed on that. We've redone the tenancy agreement to reflect accurate dates and ensured that it's signed and noted that the deposit was paid. I also wrote up and printed out an agreement regarding rent and the property being finished taking in everyone's suggestions and she was fine with that, so it is also signed by both of us. Hopefully we're all squared up now

Pleased to help and nice to hear it's sorted. Also nice to hear the LL seems amenable to suggestions and willing to ensure future tenant is happy. Much better way to start a relationship!

I also went in the house with her to have a nose around and it looks like she's really quite keen on doing things right, not just cheap. They've done a ton of work already and she's decorating in neutral colors (which I feel like dancing about-- my current house has just godawful patterned carpet and wallpaper everywhere) and it's going to look wonderful, I think! She's a nice lady, just perhaps not well versed in doing things completely by the book as a private landlord, but she definitely seems amenable to doing things properly with minimal prodding, so that's already a huge leg-up over my current landlord

Ask her to arrange for the painters to leave whatever paint there is left over. A note of the manufacturer and shade-numbers would be handy if there's none. Handy for touch-ups or repainting if necessary. I hope she's not putting cream carpets in!0

Since she seems to be
a) an amateur LL
b) not guided by an experienced letting agent (I assume!) but
c) well-meaning and willing
why not politely suggest she take a look at this post aimed at new landlords......0
