tut tut propertyman, you know very well that a T cannot send ultimatums regarding witholding rent like that
Well while there is the option of set off, perhaps I was unclear in that it was by way of request, offering solutions.
If as bad as reported, the sensible L or A would approve, subject to a check on the next inspection/checkout that is properly installed.Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

It sounds like a cheap wooden one if it is distorted and stained. The expensive ones are pressure treated and resist that.
Time for the glass paper and a tin of Ronseal?
Don't forget the wet paint signStop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

I suppose you could bleach it and the exposed parts sealed with a bit of resin.
Or duct tape- that fixes everything :rotfl:Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

Blech! I wouldn't be going anywhere near that seat with glass-paper or Ronseal. Not without a hazmat suit. Not sure I'd want to be in the same room as it never mind parking my @rse on it0

Really, in the grand scheme of things a loo seat
When we moved in here the seat was cracked, didn't notice it at check in so just bought a new one when we noticed it. That one also broke eventually (metal hinge snapped) so I went to Argos and bought the £5 plastic one as all parts are plastic - no rusting etc!
For the sake of your own comfort £5 is a worthwhile investment. And while I do ask the landlord to do all the repairs including small jobs as well as big ones, I couldn't be bothered over a loo seat, or anything else so small and easy to fix/replace (i.e no skills needed to do it).
Even if my tenancy had only been for 6 months I'd still be happy to replace it, and if I was that bothered I'd just replace the old one on leaving.A waist is a terrible thing to mind.0 -
That's nice. I'm very happy for you.

Thanks for all your varying replies!!
I'm gonna buy a cheapy white one from Argos as suggested and keep the receipt, then ring the letting agents and ask how they would like me to proceed. Will try and get the £5 reimbursed but I'm not holding my breath!
I agree it's sounds like I'm being a petty tight-!!!!!, but I've got a little one, and £5 will buy an awful lot of Smartprice baby wipes!!
Thanks again,
