My Rights as a Tenant

This is the facts I have since found out.First the house is registered with council tax as a single tenant house and not as four studio flats, secondly there is and has never been an application to convert the three bed terrached house into four studio flats, thirdly the application for the conversation of a loft extension was never signed by the council. I have a six month contract showing I rent a studio flat at the address, it states my and the landlord responsibilities, the amount payable each Calender month and what the includes, £1200 includes council tax, gas and electricity and water rates. I can confirm it states to exclude phone and Internet neither of which I have.
I am now concerned where I stand due to the following, first the council said they are sending an investigation team to investigate both planning issues and council tax. Secondly I am concerned it is safe to live here and for the other tenants as I guess it has has not had any form of fire regs passes as it has no planning to be four studio flats, or for the loft to be converted into a studio flat plus I have never seen or been issued a gas safety cert. I have paid a six week deposit which is in a deposit scheme, however, it's obvious the LL is dodgy and out only for profit. I do not want to move as I have got no where else to go or have any money for another deposit at present, in addition to this who is to say he will return the deposit due to what I have found out, ie dodgy. Will I have to move, should I stop paying rent and use the deposit to cover my rent for six weeks.

Who invited the council to send this investigation team round?
I have a feeling that you will be looking for alternative accommodation very, very soon. Get saving. Get planning.
There really is no point in thinking about not paying your rent right this minute. You have no idea at present what will happen. When you know, then you can do as you wish0 -
No one invited the council around, they said that all calls were recorded and as I had stated i live in a studio in a house converted into four studios they had an obligation to investigate due to not having planning, when i was asked on what floor i live i replied in the studio in the loft, again it was said that no planning had been granted so would be investigated and thirldly that the council tax for for a sibgle dwelling not the four studios.
I cannot understand why i need to look anywhere, i have a tenancy running until april and as such am staying put and will continue to pay my rent, I think its the LL problem not mine, I rented in good faith.0 -

You say your deposit is with a scheme, which one? have you got the paperwork? It's your choice, stay or go, I just got the impression you were scared of no fire escape and cold...... obviously when he finds out it will all get heatedBlackpool_Saver is female, and does not live in Blackpool0

plus I have never seen or been issued a gas safety cert. Have you ever asked for one? In writing? If not, do so! If so, contact HSE.

1) sit back and wait to see what happens
2) accept that the LL may be forced to stop letting and you will be evicted. This is likely to happen whatever the council decide.0 -
Heated is an understatement! I wonder if the LL will know which particular tenant has dropped him in the mire? And what recourse there might be.0

I have two things to say, firstly after reading the OP's other posts I am wondering about the validity of this one, and secondly B and T are you suggesting she should be afraid of the landlord? do you mean those kind of repercussions? surely the tenant wouldn't have done wrong? as I say I am not convinced about the story any more but either way.......Blackpool_Saver is female, and does not live in Blackpool0

well the point is he should not be doing it full stop, its obviously illegal. If i am evicted so be it, but i will not leave until the end of the tenancy, I am sure that is my right. And if it gets heated so be it, had he been responsible as a landlord then this would never happen, The way I see it its one more dodgy landlord hopefully understanding his obligations.0
