Landlord want to put name on electrol roll?

Had a call from landlord last night - They text in the week about comming round to talk about utilities? They called last night and spoke to my husband --who should have passed the phone over
--.
Landlord wanted name on a utility bill? and on the electrol roll? =- Husband said we do all utilities online as its cheaper
except water which we pay DD every month. Landlord asked if they could pay for this - said they would 'take it out of rent increase from december?
LL has been a bit odd over the last few months - changed tenecy from yearly to monthly, said a surveryor will be popping in as they were looking to remortgage but the said they were not going to sell..etc....
We are in reciept of a little LHA as well as tax credits would having the landlord on electrol roll affect this? I have an appointment with the housing team at the council next week so will have a chat with them then. Although the chances of getting a council house are pretty much 0%... In the 3 yrs we have been bidding fortnightly only 3 houses have gone to a band c
We are paying £950 for a two bed flat at the moment so not a chance to save for a deposit either.
What i am basically asking is WHY would they want to do this - especially as it will cost them money?

A LL that's looking to remortgage the property, and wants their name on the electoral roll for that property and the utilities in their name? Well one can't be certain, but I'd say they were up to no good.0

Could it be that they haven't got consent to let it out? and they are trying to make it look like they live there?0

I have no idea. The council found this property for us to rent / it was this or B&B for us and at 38wks preg with twin we chose this, the council paid the bond for us? So i am assuming they would have checked everything as they also drew up the original tenecy agreement that was signed by all of us. All bills have been in our name forover 3 years now.0

Hes obviously getting the property remortgaged and is trying to get a residential mortgage instead of a BTL. My first reaction would be to tell him to ef right off, but you may as well play him at his own game and try and use it to your advantage. Assuming he is going for a residential mortgage, his mortgage repayments are going to be lower. Approach him and question it, and maybe be a little cheeky and ask for a reduction in rent in return for putting his name on the water / electoral register. Be warned tho - if the property is repo'ed you wouldnt have any rights if its a residential mortgage. If the mortgage is BTL the mortgage company would at least give you minimum notice (ie 2 months)0

We would only get1 months noticed now as they changed the TA. DH agreed with them as they said they were happy to take over the water bill
so saving £27 a month. My concern is that if they are on electrol roll we would have our housing bennifit reduced/stopped.
Could they add their name without my me knowing - would they just call council? We only get 1 bill a year, and only get the electrol roll when there is an upcomming election?0 -
I think the ladnlord must give you two months notice but you only have to give your landlord one months notice."If you think it's expensive to hire a professional to do the job, wait until you hire an amateur." -- Red Adair0

I would be more worried that he is about to secure a sale and is trying to avoid capital gains tax by pretending it is his primary residence.
If I were you OP, I'd be packing up and looking for a new place in anticipation of being served notice. You had me at your proper use of "you're".0 -

That all sounds far too dodgy! Go to the council and get advice. It may well be that the LL is having financial difficulties and is planning on moving back into the property which will leave you homeless! One months notice to leave is no good at all when you have children. Go straight to the council or ring Shelter and ask for advice. Whatever the LL is up to it is definately not good!0 -

It doesn't matter what the tenancy agreement states, housing law states landlords have to give tenants 2 months notice (from the rent due date).Chuck Norris can kill two stones with one birdThe only time Chuck Norris was wrong was when he thought he had made a mistakeChuck Norris puts the "laughter" in "manslaughter".I've started running again, after several injuries had forced me to stop0
