Hi, the lease has no clause mentioning pets which is why I went ahead with the purchase. "No animals on estate" is written in the Management Agent "Estate Rules"0 -

Then they will have no chance of enforcing a breach of lease, as it isn't in the lease.
As for estate rules does anyone know if these are even enforceable.0 -
Last update: All went horrible today. Basically, they don't have a legal leg to stand on - they have no rule-making powers according to my lease. They said other people have dogs and cats because they introduced the rule when they recently took over. They then said (as I rang them saying I was purhasing a property) that they would stop my purchase going through and not sign anything that the solicitors gave them. gits0

What rule are they on about? The estate rule? What on earth is that?
I'd get a solicitor on the case sharpish and see if you can actually sue the management company.
And I don't think the management company is supposed to sign anything when buying...

They don't have the right to not sign anything or to not provide any information requested. If they do and obstruct the sale then the vendor would be able to sue them for any losses or costs.
To be honest this would put me off buying this flat as the management company sound a complete nightmare.0 -

Are residents really going to tell them when they get a new pet?
Plus the ony possible clauses in your lease that would cover removing a pet that is already there are the nusiance ones.
This definitely wouldn't work with cats for many reasons especially as an owner can't legally control them.
With dogs they have to be barking and whining and their owners have to leave their mess everywhere. The first would be easy to prove the second would be harder if there are other dogs in the building.I'm not cynical I'm realistic
