Quote for plumbing/rewiring seems far too high

We've just had a quote from a builder recommended to us. the building work seems fairly reasonable, but the plumbing and electrics seem way over the top. the wiring is all new in 2 bedrooms, a living room and bathroom. This is to be run from the existing fuse board. It includes halogen spots, fans in 2 bathrooms, and extractor in the kitchen and 3 double sockets in each room. Nothing unusual. I would say as it's a big 2 bed flat that it might compare to an average 3 bed house. It's quoted at £9250!!!! That's with us supplying all of the switches and sockets on top. Surely this is too much???
Plumbing for a kitchen and two bathrooms is nearly £4000 does include moving one waste pipe but is without any of the sanitary ware - surely too much too????
We are in East London which will probably make the cost higher, but it still seems very high.
thanks in advance...

Blimey that sounds a lot! Have you asked him for a break down of his costs?

Here in the midlands I paid £2500 for a full rewire of a 3 bed semi, 20 sockets, extractor fan, new fusebox and certificate. Can't help with the plumbing though I'm afraid.

My advice would be to get a few more quotes. Good luck
  • Definitely far too high. I don't know how they get any business charging those prices.

You seem very confident about that . Have you seen the job?

Perhaps the OP will give more detail so that you can justify your opinion.

That price could be quite reasonable as prices in the south are atrocious. As always, get three quotes which will tell you the typical cost in your area. It is not expensive by my experience, or that of someone I know. Electrical work down here seems to be a rip off, presumably because it is so tightly regulated, and because you can't do most of it yourself, though that does not stop some people.

Incidentally, it is best to only employ people through personal recommendation, so if the others come in at not far off that price, use them. There are cowboys about.

  • £9k for a part rewire of a 2 bedroom flat? £4k to do the plumbing of a kitchen and bathroom . I assume this isnt including fitting the bathroom?
I think you could say with some confidence that this is on the expensive side

    Waste pipe or soil pipe?

In any case are they tiling?

OP it is isn't fair to you or the builder or both of you to comment on this. If you want something approaching a detailed critique of these prices whether from other users with similar experiences or tradesmen you need to post up the full details of the jobspec and the resultant quotation.

You might assume incorrectly of course.
I think you could say with some confidence that this is on the expensive side
Based on an assumption that relies on totally inadequate information I can say with some confidence that nobody on this Board is currently in a position to judge.

    Thanks for your replies.

Sorry for not detailing the whole quote. Briefly though:

    The electrics:
Wiring 2 bedrooms, 2 bathrooms and 1 living room with four spots, light switches each and three sockets each. Fan isolator switches in each bathroom, two uplighters in the hall. This is a new configuration, so all wiring in rooms will be new but will be using the existing board which is fairly new. The price doesn't include any of the fittings as the quote says client to supply.

The plumbing - I misread the quote. It is far worse. the £4000 is just for the central heating alterations is to move 1 rad and to add to the system 2 towel rails and 2 radiators. Plumbing in the bathrooms and kitchen is even more.
The more I think about it the more confusing this is. I guess he doesn't want the job. He came highly recommended and seemed really interested. Looks like we need some more quotes.
