Eh, I was subtly intimating that you might consider doing that now, to prevent unauthorised entry by anyone. Namely the damned agent with prospective new tenants for viewings without your knowledge or permission0

It's very simple. Take it down. Don't throw it away as it is not your property and you do have some legal responsibility, but you do not have to permit it to be displayed. Lay it down the side return or behind the wall or something.0

I dont need to advertize on here and pointless as so many websites such as MSH, accommodation for students, spareroom,gumtree and easyroomate which thousands of students/professionals checking out every week.

The agents always let us know if they're bringing prospective tenants round they just didn't let us know that they would be putting the sign up.

Good. Let's hope they continue to do so. Most especially when they have keen candidates who want to see the property on the inside. This is not the agent being particularly polite or respectful, it's acknowledging your right.

Under certain circumstances you could if you were so minded. If they give you no reason to expect them to enter your home without asking your permission first there's no problem.
Sorry you'll have to bear with me here what does HMO stand for?
House in Multiple Occupation. This would be under the only circumstance that an agent or the landlord could enter your home and walk about the common-parts (not your personal spaces, like bedrooms) without requesting permission. Note request, not demand.0
