I have a deep-seated wish that the OP has disclosed enough information so that should their landlord come across this thread they will be readily identified. Imagine treating someone, who on the face of it has been decent and kind, to such a dreadful and ungrateful attempted plan. All the poor landlord has done is ask to be paid. I daresay the home he resides in is in his wife's name for tax reasons so he's keeping that room on in case he gets his bum kicked out one day. Stranger things have happened at sea
Not sure that I'd agree that a LL who doesn't get gas safety checks done for 3 years could be described as "decent" and, unfortunately, when a LL flouts the gas regs on one property, there's a good chance that the same applies to his other properties. The LL is expecting interest on the loan so clearly thought, with a business hat on, that he had spotted an opportunity to make himself a bit of extra money. Let's hope when/if the T honours the debt that the LL declares that interest to HMRC.

If the OP does glance back at the thread then s/he needs to remember that queries from a diligent potential new LL/LA to former/current ones generally tend to include (1) does s/he pay the rent in full and on time (2) does s/he look after the property (3) are there any other issue you consider relevant. Having an unpaid debt to a LL, whether for rent or anything else, is likely to mean that yourr future home choice will be limited to the even murkier end of PRS. ( If you are evicted because of rent arrears a Council will view you as having made yourself "intentionally homeless", except in very specific circumstances)

If the OP's account is truthful, then both LL & T seem to have issues around what constitutes appropriate behaviour ( morally and legally) in this business relationship.Sounds like a possible slack underhand LL meets wily T scenario.
  • Ouch! I've been told off. Actually, in my readiness to be cross with the OP I'd forgotten about the gas safety cert.....

Not a "telling off" B&T"- just a difference of opinion on LL's own level decency

We all speed read and miss stuff from time to time......
