    It is true that private individuals can't advertise on Rightmove. I think it's something to do with misdescribing the property etc.

    If you are not in a hurry, I think it's well worth considering an Internet flat fee agent. It still goes on Rightmove etc. but you need to do your own viewings. However, you can save a huge amount of money.

    Really not sure I'd like to be at home when viewers are deciding if my house is clatty or not. :o

    So that gives you other questions to ask the EAs;

    "Will you do the viewings for me, and if so - will you be able to do them weekdays, evenings and weekends? Will you charge extra for this, or is it included as part of your service?"

    "Will the same person be doing all the viewings?"

    Since you have concerns about how the viewers will find your house, here's some advice; Clean. De-clutter. Clean again. Your house should be spotless for when the photos are taken, and spotless for viewings. If you're in competition with someone who's selling a similar house to yours in your neighbourhood, you either need to be cheaper than them or priced at a similar level with the house looking far better than them.

    Which part of Scotland are you in? City? Rural? Central Belt? Highlands? Borders?

    Brillinat. Noting all this down. I will post back when it's on the market and how long it takes to sell etc etc.

    Central belt. Big town outside Glasgow.

    Negotiate on the fee, but also negotiate a short contract.

    As soon as they start saying "Oh we have lots of buyers looking for properties like yours" you come back with "Oh in that case you'll only need 6 weeks contract to get me a buyer".

    Little update. Got held up with a few things, but the house is near to be ready for the market. Freshened the garden up and lick of paint on the walls, new carpets in the hall and bedroom. Decided to phone an estate agent to see if I could get a valuation and at the end of the phone call after taking all my details his last sentence was "I think we have a couple of interested buyer on our books already". haha flipping liar, reminded me of this thread!!

    Going to get a few estate agents out over the week to play them off against each other.

    Well house on the market since Wednesday last week. Chose a local estate agent who was cheapest out the lot. Haven't had a single phone call yet. Glass half empty..
