Effect of airport to house prices?

Been looking at some news relating to airport and house prices. Some report seems to say prices could go up but some says the other way.

I can imagine for an airport the size of Heathrow, house prices will probably goes down if a new runway or terminal is open as the noise etc will be more. But what about a small city airport say like Plymouth where the airport is currently closed but potentially reopened in the future? Do you think the house prices around a small airport will go up if the runway is extended etc?

    Bit difficult to say as it'd take years and years to get something like that off the ground, and who knows what property prices will be doing generally!

    Prices don't always go down next to busy airports, lots of people work there and need to be close, tonnes will want a rental there, or a crash pad for cabin/airport (no pun intended:eek:)... the list's endless.

    Also, not everything nearby is directly under the flight path. We looked at houses within 5 miles of Stansted. Not affected by aircraft noise, and a lovely village - wouldn't say prices are any lower for being near the airport. I wouldn't buy directly under a flightpath. Saying that, when I lived in Eltham, I used to get a lot of noisy planes directly overhead - probably heading for Gatwick, some way off! Never noticed it anywhere else I've lived.

    I live 15 minutes from Gatwick and is very quite but we are not on the flight path.
    Never noticed the noise when I lived in Eltham tbh, just think I might know you Hazyjo :)

    I live a few miles away from Heathrow, and another runway and terminal wouldn't affect house prices. There are jobs here already, close to London, Close to Motorways, and if a new runaway/terminal was built it would create more jobs.

    But as mentioned above, that is because of the area. In Quiter areas, with less jobs, shops etc you will see more of an effect of house prices.

    Close to heathrow, prices would probably stay relatively stable as they have done the last few years.
  • I rent near Cambridge airport which seems to be quite busy with both light aircraft and jets of all sizes. Not sure about sale prices, but rental tends to be cheaper in this part of town. During the summer there is constant aircraft noise at the weekends so it is difficult to enjoy any quiet time in the garden. I used to live on the other side of town (3 miles away from the airport) and there was little to no aircraft noise. In fact, before looking to move to my present location, I was not even aware of the airport's existence. The first house that I looked at in this area was much closer to the airport, and there was a strong smell of aviation fuel.

    I would suggest that as long as you are not under the flight path and you are at least a couple of miles away from the airport then it is likely to have a net positive effect on house prices.

    Flight path is key. Under the flight path (and associated peak noise areas, which are not necessarily directly underneath) is a negative, but anywhere else it's a positive.

    Much of west London is on the earlier stages of the heathrow flightpath and it's no issue at all. There is a certain point at which is becomes background noise even if quite audible.

    Was in Earlshall Road and then on the Progress Estate. Dunno how you didn't notice the planes!

    I live in Richmond, under the flight path of planes coming in to land at Heathrow. Even though the planes are still high(-ish) up, the sound is still audible, but it's not intrusive. It's much the same as a car starting up in the morning outside, or a motorbike going past the house, or next door mowing the lawn.

    Though it's probably in different in areas, where the planes are directly overhead, such as Hatton and Cranford.

    Such a big chunck of London is under Heathrow's flightpath anyway :rotfl: I'm on the Isle of Dogs (that's East London for anyone wondering and Heathow is many miles further West) and I can see (and hear) the planes heading towards Heathrow - it's obviously not particularly loud or annoying, just background noise, but some do seem to fly much lower than others. I don't however hear anything from City airport which is about 10 minutes drive down the road.

    Not cheapening the advice already given, but be cautious about those who say "we live 15 mins from XXX Airport and never notice it!" - they wouldn't notice it if they haven't experienced anything different as they've come accustomed to it. I viewed a house about 20 miles from Gatwick under the flight path and the noise was disruptive. Likewise Cliffe airport in Kent is potentially going to be the next Heathrow (google Thameshub), I am avoiding that area altogether.

    If you're concerned about noise from flight path be advised that some planes take different flight paths depending on weather, time etc. Only way to gauge it is to go to a similar sized airport at a similar distance away and see if you notice it.

    Staines, Kew, Spelthorne, Walton on Thames, Sunbury on Thames, I go to all of these places often and they aren't even that near to each other, the noise from Heathrow is appalling. In my opinion, of course.
