Is Chelsfield a good area?

We've been property hunting for over a yr now....we have very specific tastes and so were not able to buy something until now....

I've just broadened our search area and we found some rather nice houses in Chelsfield.... Good connectivity to London, good schools and nice houses within 1/2mile of station....it ticks most boxes for us....but am I missing something? Is Chelsfield a good area to live in?

Appreciate your thoughts....

    Debt free since birth, although planning to buy my first home in 2012 so bring on the debt!!
  • Chelsfield is a pretty good area, but sort of split into two parts, the area by the Station, and Chelsfield village, which is a bit further away the other side of the A224. There are (or were when I lived near there) a few evening trains fast to Chelsfield.

    Decent schools, but not much else going on. Green St Green is nearby and has a Waitrose.
    Mortgage May 2012 - £129k
    January 2015 - Mortgage down to £114k
    Target for 2015 to get down to £105k

    Thanks Ultrarunner....The property I am looking at is near Windsor drive... Other 2 properties are on the same side of the tracks as this one....all within 0.4 miles of the station...

    Is this area good?
  • Afraid my knowledge is not comprehensive enough to comment on specific roads

    I usually google the roads nearby to pick up any local news stories - these tend to be negative so quite a good bellwether

  • Agree with ultrarunner, its a quiet area. The windsor drive shops aren't up to much (though a decent indian restaurant) so it's a drive to waitrose or the new tesco in orpington. The train service to London is a lot slower outside the rush hour.

    I found a property in this area that we really liked. It's in Eton road. We are planning to put in our offer today. Since this is a private sale, there is no ea involved - so not sure who to ask abt the area.

    Does anyone here know how eton road area is? I've posted in some forums, ppl told me Chelsfield is a nice area. But every area has good and bad spots - doesn't it?

    Eton Road has moved to Chelsfield???? That is estate agent/owner speak (or owner snobbery) to up the price: Eton Road is in Orpington (or was when I was growing up).:D It's stretching the boundary a bit to call that Chelsfield. Orpington is a nice area, but again watch for estate agent speak as they now seem to label parts of other areas as Orpington, when they are really areas to avoid. Anything around the War Memorial end of Orpington, is the nicest area of Orpington and Eton Road is at the right end of Orpington.

    Parts of Eton Road back onto The Highway primary school and that is a good school. Also in the area is one of the top state schools (St. Olaves use to be a boys school only; not sure if it still is?) that some government ministers have sent their children to.

    Chelsfield does have some councils houses and you can easily spot then from the way they have been built. The best (most expensive) area of Chelsfield is around the back of the Chelsfield Station (come out of the station, pass the pub on your left and then turn first left into The Meadway). As you go down there, you will see some nice semis there around a green (Spring Gardens) and then you will enter the nice area of Chelsfield (The Woodlands, Oxenden Wood Road, Homestead Road etc) which are all detached houses in their own grounds.

    EDIT You can look on nethouseprices.com to check the recent sold prices of Eton Road, but don't forget to enter the search details as Eton Road, ORPINGTON, Greater London.

    RENTING? Have you checked to see that your landlord has permission from their mortgage lender to rent the property? If not, you could be thrown out with very little notice.

  • I have friends who live on that road. The area is mostly residential; safe and dull. Fine if you like that sort of thing.

    If you are serious about putting in an offer then you need to visit the area at different times of day, especially after dark.
