Whether you agreed to their terms (including the one above the 'low deposit' scheme or whatever it is) is irrelevant. Even without the terms being valid the simple fact is you have no right to cancel - they are therefore entitled to recover their losses as a result of your breach of contract.
If the deposit you paid doesn't cover this, they are perfectly entitled to pursue you for more money.
