Any explanation of this? - My House Vs Nans

I've noticed such bad speeds on my line recently, My router syncs at over 1 meg, but eclipse profile always at 288kb/s. Anyway, When I've checked BTchecker before it's always reported that I could get up to a 2meg line no problem. Nad previously when ive been with BT this was the case.

Now recently I've done the checker and it is returned this report

Your exchange is ADSL enabled, and our initial test on your line indicates that it is VERY UNLIKELY you will be able to receive 512Kbps or 256Kbps broadband service due to the very long length of your telephone line. However, your order will be accepted if you still wish to order. An engineer may need to visit who will, where possible, supply the broadband service.

Our test also indicates that your line should be able to support a potential ADSL Max broadband line rate of 250Kbps or greater.

This is decreased so much and for what reason?

Anyway, I did a checker on my nans phoneline (she lives 5 doors away from me and it returned

Your exchange is ADSL enabled, and our initial test on your line indicates that your line should be able to have an ADSL broadband service that provides a line rate up to 2Mbps.

Our test also indicates that your line should be able to support a potential ADSL Max broadband line rate of 4.5Mbps or greater.

Why is this? any obvious explanation?

Thanks
