Is it cheaper to buil a garage or get a pre-fab one?

If the garage to be built will be within 5m of the house, it is classed as an extension and depending on previous extensions to the house may therefore require permission. In addition if it is closer to the road (which bounds its curtilage) than the existing house it may also require permission. If within 2m of the boundary and more than 4m in height then it would also require pp.
If it is not classed as an extension (see above) then it depends greatly on the size of the garage and how much of the curtilage it takes up (no more than 30%). Also restrictions on the height i.e if the garage were to have a pitched roof then it should be no higher than 4m, otherwise it should not be higher than 3m. Again the closeness to the road comes in (see above).
If the garage is to be built within the curtilage of a listed building or in a conservation area then permission will be required, and also if the house is within a scheme of housing where permitted development rights have been removed (your planning dept can tell you if this applies).
Without seeing a plan of the proposed development, its difficult to give concise advice. In many instances a garage will not require permission and if this is the case, its always best to get it in writing from your planning dept, as you can be sure if you start building and you have a curtain twitching neighbour that they may enquire whether you have consent, and a letter confirming this from the council is a good thing. Also when you come to sell your property, it wont hold up a sale while people check into it.

chap near me advertises a pre fab garage (new) erected on your own base for 999 quid.
theres no way you can build one for that price.
ps, i bought my previous pre fab garage SH for 200 quid. (bout 10 yrs ago).Get some gorm.0
