    Well given that it's likely that your wife made you buy and we would never have heard about this purchase if prices had crashed subsequently I'd have to say your timing was delicious and exquisite.

    You seem to be in a very long post-justification phase. Maybe in a few years once the smell of victory has subdued you'll be able to rationally assess your purchase.

    I'd consider:

    a) How much rent I'd paid from 2007 to 2010.
    b) How much I'd gained in price falls by waiting if anything
    c) When I could have realistically first bought a house and chose not to
    d) The rent associated with (c)
    e) How much enjoyment I was getting from being a home owner vs. a renter and whether on balance I'd been penny wise but pound foolish in waiting.
    f) the mortgage rate now vs 2007

    P.S. I'm not discounting the possibility that you are setting me up for a joke that you'll reveal after hundreds of hours of preparation that around half a dozen people will find funny.

    I don't blame him for being coy with the data (the internet's full of nutters;)) but he seems unwilling to share even the most basic of data so it's difficult to work out so we are left with having to take his word for it.

    Looking at the Edinburgh market averages (which obviously mean nothing) I'd say that in reality there would be little difference between anyone buying in 2007 or 2010. I also think he's confused himself by thinking that getting a good deal, which is great, is evidence of a market crash.
